I'm interested in seeing how this one will look. 4 Floors is a nice size too. Hopefully, this project gets other projects along Jefferson going.

This could be a big improvement for S. Jefferson. It looks like the property has been an abandoned paved surface for awhile. Historic aerials shows it may have been a garage/filling station dating back to late 1960s. Of course it was a handsome corner building in the late 1950s. But it's been cleared and abandoned for decades.

Been waiting forever for the 3100 block of S. Jefferson across from Benton Park to get developed. Maybe this means it'll happen before I'm dead?

Of course, now there's a "community garden" there so it'll probably stay vacant forever.

Saw on STLrainbow's twitter feed that there was a plan for senior apartments there but it wasn't selected for low income tax credits or whatever. Hopefully they find alternate funding. Would be great to see both these corners get built on.

This has to be the first new construction residential on Jefferson south of 44 in nearly 100 years. With the N/S on the horizon I could see these other empty lots filling in fast. Jefferson has made an amazing change even in the past 3 years.

Will North/South Metro even happen anymore? The loop trolley fiasco could’ve ruined the chances of it happening. No federal money means no advancement of the project.

IMO N/S is completely dependent on what party gets elected into the oval office in November. If Trump gets another four years then N/S by 2028 is dead.

Fantastic. Always good to see developers taking a chance on new construction in south city neighborhoods not named Lafayette Square or Soulard.

Hopefully this proves successful and we see follow-on projects, just as Soulard saw 1400 Russell, The Steelyard, 1001 Russell and now the S 7th Street Ford Truck all happen in quick succession.

Not quite. CF Vatterott built some new houses along Jefferson in Fox Park around 2005. Definitely the first large scale residential new construction on Jefferson.

I remember that project and heartbroken when it fell through. I dream about it every time I pass that intersection. That was like, 2006 I think. All the same, city’s come a long way since then.

That was proposed for the SW lot at Jefferson and Arsenal (apologies if that’s the vacant lot you’re talking about).
Does seem like a huge footprint.

Oops, my apologies - I had the wrong vacant lot in mind. Sorry for the confusion.

The lot at Lynch and Jefferson appears to be pretty large, but smaller than the one at Arsenal and Jefferson.

This is going to be a nice looking project. This is the first project of many for the Flyover Fund. I had a little bit of back and forth with the developer, Drew Sandler. Very optimistic guy. The other partner on the project and co-founder of the Flyover Fund is Kyle Howerton. Kyle worked on the MOFO project in Tower Grove South.
