LCRA will recommend to the Board of Aldermen that Flyover Fund, led by Kyle Howerton and Drew Sandler, receive a 10-year incentive package equal to about 75% property tax abatement for its $8.5 million multifamily project at 2800 S. Jefferson Ave. It would set minimum property taxes at $572 per unit and limit annual property tax increases to 2%. Flyover Fund plans to build 42 apartments on what's now a vacant lot in Benton Park.

Glad to hear this one's moving forward. 

They must have rearranged the floorpan since the one in the article, which includes a studio and fewer 2BRs.

I'm really excited for this one.  I'm hoping for another stellar corner transformation like we saw with Link on the Loop.  I think Link will end up being the nicer looking building still (and obviously the Loop has quite a bit more vibrancy) but this should still be a pretty striking transformation.  Still plenty of great, historic St. Louis brick buildings on either side of this one too.  Need to do something about that Rally's across the street next...

^ Heck yes. The Rally's needs to go. 

But so does the awful cluster of Lee's Famous, TitleMax, Lend Nation, and 7-11 just up the street. 

I have hope for that area considering Coffeestamp, The Lucky Accomplice, etc. A new kombucha place is going to be opening up over there, too.

When you look at the intersection of Gravois and Jefferson, it's crazy just how close it is to becoming a vibrant neighborhood center.
  • Road diets should make Gravois feel like it does driving through Bevo. Jefferson should be calmed through a combo of transit and bike/ped infrastructure
  • The 7/11/Lend Nation/Title Max tract seems an easy target to be replaced by a single large project. A six story apartment with street retail would be fantastic
  • The Phillips 66 and Lee's Chicken can be replaced with some pretty cool flat iron architecture. Something similar to that rendering of the Broadway/Jefferson/Chippewa that was posted here a while back
  • The neighborhood would also lose nothing to see the Jefferson Car Wash and the adjacent gas station that doesn't even sell gas was replaced by mixed use apartments to extend the retail corridor.
Jefferson is finally beginning to hit a critical mass making this kind of development possible in the coming years. With the surrounding neighborhoods becoming less and less affordable through gentrification/single family conversions, the time is now to codify a dense form based code for the Jefferson corridor. I could say the same for Grand, Chouteau, Kingshighway, Gravois, and Broadway.

I think we are going to see most of this happen in the coming years. 

Trendy coffee shops, kombucha breweries, and acclaimed restaurants are moving into the strip, so it kind of feels like a matter of time.

And that's before we mention that the neighborhood itself, Fox Park, is most certainly on the rise.

Anyone know anything about the Klasek Letter Company building?  It looks ripe for a loft-type of conversion that would fit with the momentum currently underway.

^ Great question... I really like that scale of the building, and it's (hopefully) right on a future rapid transit line.  There is some definite good news since the previous post before yours in that they officially acquired the lot from LRA so it's in their hands, and I've seen a crew that's been keeping it tidy.  They also have several other projects out there (iirc this is the same group as behind the Morgan Ford projects and the Bavarian Inn) so I'm not sure if this is just waiting in their cue or what.

Any news on the Bavarian Inn? I know that Flyover purchased the adjacent lots but haven’t seen much in terms of development. I think this could do a lot for the area depending on what comes of it

^ I believe the caddy-corner/old Provisions space will be office; a permit was issued recently and some work has begun.  A permit also has been issued for interior demo for "commercial/residential" use of the Bavarian Inn but I don't if that has begun. Their big permit for "office" submitted last fall hasn't been issued yet.  It also looks like they may have done some testing on the parking lot and vacant lots.

I’d say it’s dead.

The lot by Rigazzi’s will likely have a proposal on it some time soon because of how successful La Collina and Moda have been.
