It will be interesting to see who buys this property. I could see a mixed-use project going here.
Nonprofit looks to sell its Central West End headquarters, move
The St. Louis Council of the Boy Scouts of America plans to sell its current Central West End property and search for a new headquarters.
The Boy Scouts’ Greater St. Louis Area Council owns its longtime home at 4568 W. Pine Blvd., which it has occupied since the 1960s, and will search for a new headquarters building to buy that would total around 25,000 square feet, said CEO Joe Sadewasser.

The organization didn't give an asking price for its current property, which the city appraises at $759,000. The new building could be in either the city of St. Louis or St. Louis County, but should be a central location near major roads since the council has groups across the region, in Missouri and Illinois, Sadewasser said. It serves about 25,000 Scouts, making it one of the five largest local Boy Scouts organizations in the country.
Other nonprofits have cited financials considerations in looking to pitch their Central West End properties as redevelopment opportunities, but Sadewasser said that's not the case for his group.
The organization has considered making a move and upgrading space for about a decade, and the time seems right to find a more modern space with better technology for hybrid meetings and access for the organization’s nearly 100 full-time employees, Sadewasser said. Not all the employees work out of the Central West End, since the organization has other offices and covers a broad geographic territory, and many work a hybrid schedule, he said.
“Our building itself just doesn’t meet the needs anymore of what we need to do,” Sadewasser said. “Everybody’s so busy in today’s world. So we really want to leverage the facility and the technology connectivity to be able to make it easier to spread the impact, advance our mission, and that’s what gets us excited. How do we rethink our ability to serve the community? I think this gives us the opportunity to do that.”

Membership in the St. Louis Council has increased since the pandemic and is still growing, Sadewasser said.
The council considered renovating its current building, but as a nonprofit had to weigh the cost to fully modernize the building compared with moving, Sadewasser said.
There’s no time deadline for the move since the council owns the site and has no loan or lease on the property, he said. The organization also does not want to move more than once, and hopes to occupy the new site for decades, Sadewasser said. The plan to sell its primary headquarters does not affect the organization’s other offices or camp sites located throughout the region, he said.
The organization has hired commercial real estate firm Cushman & Wakefield to conduct the site search to find the new regional office location, according to a news release. Brokers working on the project are Mike Hanrahan, Matt Stephens and Jack Gentile.

Came here to post this article. Been really wanting to see this property (among others) be better utilized. Hopefully we'll see some more upward density.

That's awesome that we are at least continuing to grow locally. I know the past ten years have not been kind to scouting, I'm surprised they waited this long to unload this valuable real estate.

I hope they can find a way to keep a presence in the city

$20 says the CWE NIMBYs will show up to howl in protest about redeveloping/building on this lot will destroy the neighborhood.

Didn't realize there was a little parking lot on the tail of this property too - this lot size is almost as big (3/5ths-ish) as the Marlowe down the street. Hope we can get something substantial out of this. 🙏

I doubt they will get much traction  the building immediately across the street is the Orion which is 7 stories tall.  As long as they stay in that range i think it will sail through.

Resident of the Euclid will cry about it blocking their balcony view though.  In fact the owners of the Euclid may be the most motivated buyer for that reason.

Looks to me like the Euclid was designed for a possible expansion to the east to make a donut.

Looks like the makings for the Euclid donut to feature a upper deck/patio pool and other amenities.

Looks like a plan is out there for redevelopment of the Boy Scouts building site, with the Central West End Review Committee and Park Central Development hosting a town hall February 4th 2025 at 5:30 PM, being hosted at the Marlowe (4545 Laclede).

It's a handsome building. Definitely interested to see if they're connecting it to the Euclid. ESG is the architect (same firm that designed 6630 Delmar/LOCAL, The James in Kirkwood, and the proposed "Lifetime Living" building at the Boulevard).

Not super inspiring but appears to have a significant number of units. The Euclid has 108 and this building is at least twice the size.

Some of the curved details are nice but overall the design is pretty standard. Basically the same as the shake shack building next to it.

Not sure what the objection would be, it's very similar in height/mass to the adjacent Orion and Euclid buildings. I actually like that it's 7 stories rather than a skyscraper, 6-12 story streetscapes can be very dense and vibrant like in DC or Europe.

^ I'm with you that decently designed mid-rises are completely fine and add nice density. I think the most important thing is having a good relationship with the street and not look like a clunker.  

Having said that, I think there are a few sites where a hi-rise tower is more appropriate. The Albion site in the CWE is one, and it looks like that may be taken care of. I'd also like to see one eventually in Grand Center. And then some in Downtown, of course. I'd like to see more Tower @ OPOP style buildings pop up on surface parking lots;  not super-tall by any means but it gets the job done.

Studying the design a bit more closely, I do feel that this is a step above most of the standard 5-over-2s that we've seen lately. Let's hope that the details aren't dropped later.

Close to 5.5 years ago, we were discussing the proposal at 4915 West Pine and the Boy Scouts site came up. This project, and the Albion moving forward, makes me wonder if we'll see something proposed on this site again some time in the near future.
