The new office will boost the company’s downtown work force from 50 to 180 and consolidate its operations along Midwest Industrial Boulevard in west St. Louis County, Burkemper said.

Tim McGowan, one of the owners of McGowan Brothers, said construction will start soon on the $25 million overhaul of the Washington Avenue building...Group360’s current office has a rooftop pool, something that will be added to the new office, Rutter said.

A Rosalita's Cantina and a Jive & Wail Dueling Piano bar are slated to open on the ground floor of the building. Group360 will lease floors 2-4, and floors 5-7 will be converted to apartments with 10 units on each floor.

now only if other STL companies would begin to see the light that young creative, talented people want to work in a COOL urban environment. A walkable, historic, unique environment that resembles a major city. People don't want to work in office parks off highways anymore. THey don't want to work in places like where they filmed Office Space (movie). A friend of mine quit working at MasterCard because he wants to live in the city and hated the commute. Winghaven world is over. THis is a nationwide trend, that's been happening for YEARS and is only slowly happening in ST. Louis. The future is downtown. I really think downtown has the potential to completely leapfrog Clayton as the premier office district - it already is in a lot of respects.

I would love to work anywhere in the city vs. where I work in Creve Coeur, but I agree 100%. The Highlands on Oakland Ave? C'mon, now. I'm glad they are there, they serve a purpose and sure beats a field, but what a crumby location for offices in the city. Also, who are buying those condos? If I'm going to live in a condo and forgo my yard and share walls with neighbors, I want to live downtown or in the CWE.

See the Central Corridor - Projects and Construction thread about the Highlands - a Jimmy John's is moving in. I hope the schools and the office park can keep them in business.

Jive and Wail will go into the space fronting Washington Avenue. Rosalita's Cantina will be on the 13th Street side.

Developers Tim and Seamus McGowan are hoping they can make 13th Street and Washington Avenue a focal point in the downtown Loft district. The first or second week of November, they will be opening Tex-Mex restaurant Rosalita’s Cantina at 1229 Washington Ave. (even though the website says it will be opening early fall). Just adjacent to Rosalita’s, at 1223 Washington Ave., they’re opening dueling piano bar The Jive and Wail, and come January, McGowan Brothers Development will commence construction on a yet-to-be-named high-end coffee bar and late-night lounge inside the Fashion Square Lofts directly across the street at 1307 Washington Ave.

“Most notable of all is that we have vacated 13th Street from Washington Avenue north to Lucas Avenue, taking out a parking lane for traffic,” said Tim McGowan. Closing the street just west of the building will allow for a large street side patio. When construction on the patio is completed in spring, the all-seasons outdoor space will allow 120 more seats at Rosalita’s. The McGowans hope this section will become the cornerstone of the district. “Envision the corner of Maryland and Euclid – that’s what we envision to do with this area,” said Tim McGowan.

I look forward to Rosalita's and the coffee shop, even though I likely won't frequent it, since I don't drink coffee. Although if it does end up like Cafe Ventana, that would be a good thing. Hopefully they'll have a much better beer selection.

Jive and Wail...well...I guess the annoying tourists will like it. It will keep them out of other places. I can't imagine any circumstance in my life that would lead me to set foot in this place. Maybe a major head injury or stroke, but at that point, I'm not really "me" anymore.

The City has vacated the parking lane, wisely keeping the street open to traffic. I think the original vacation request was for the entire street, but the City said no to that.

I believe he is referring to 13th street. I think Washington will keep it's current number of spaces. I like that they kept the street open to traffic but how many on street parking spots can we afford to lose. Some here, some there, and poof they are all gone.

Love the concept of the coffee house. The mexican restaurant will be an asset to the area but I am not a fan on the typical St Louis tex/mex concept. Try something new and brave. Something that sets it apart from other restaurants in the area.

Not sure if this has been mentioned, but it appears Jive and Wail in Maplewood has closed. So the downtown location represents a move, not a second location.
