According to the Town and Country newsletter that came in the mail the other day, a Whole Foods will join Target as and anchor at the new shopping center at 141 and Clayton Rd.

Sounds like Target and company finnaly got a deal done for the old AT&T/ Lucent site at Woods Mill and Clayton. To bad, it will only make the congestion worse in the area and the 141 interchange/ reduction of Clayton downtown 2 lanes east of 141 alreayd makes it bad. Schnucks better get to work on a nice rehab for their Woods Mill store to make sure it looks all shinny and new when the competition across the street opens.

I wonder if that's what is going on right now? I drive 141 every day and I've noticed that all of the trees between their parking lot and 141 are now gone. Anyone else notice this?

How many friggin Tagets do you need in West County? My mom lives in Manchester and when this is done she'll have 4 Target stores with a 15 minute drive. (Kirkwood, Ballwin, Town & Country, Chesterfield Commons)

Blame the NIMBYs that have been fighting the widening of Clayton Rd for years. I grew up in Manchester and had friends who lived in houses close to Clayton Rd. Their parents would fight the widening tooth and nail even though they would complain about being stuck in traffic.



Then again that who area has been a chokepoint for years. I remember in highschool you didn't want to be anywhere near that AT&T complex when a shift got off. That place used to employ tons of people and the exodus at 4pm was tremendous.



Heck: I remember when Woods Mill was 2 lane all the way from Clayton to Manchester. During rush hour, even with no accident, Woods Mill would be stop and go the entire stretch. Picking my sister up from Parkway South Junior could take an entire hour.

Widening roads doesn't decrease traffic. It actually will divert more traffic off other roads.



St. Louis' fragmented government is the reason we have so many big box retail stores and why their lifespan is so short.

^ Widening roads actually INCREASES overall traffic volume. Roads in the vicinity of a widened or new road may experience a decrease in traffic, but the aggregate will be an increase in traffic. As an example, the Page Avenue Extension where overall traffic over the rivers increased by 5% a year after its completion.

Well to be fair, while I never liked that choke point, I am not so sad and can understand why the residents would fight it. Traffic would only increase on Clayton east of 141 and become even more of an alternate to Manchester or 40. Besides, the sadest part of all the road widening is when they take out all the curves and dips that make driving the old country roads fun. It was sad to see the changes along Clayton and Woods Mill when they completed both 141 between Ladue/ Conway and Clayton and when they completed the Clayton widening between 141 and Baxter.

It wouldn't surprise me if the Target on Manchester closed once the new one at Manchester & 141 is open. Last time I was in there it was a dump ..... dingy and outdated. This was about 6-9 months ago, so maybe it's been spruced up a bit, but at the time it seemed pretty neglected compared to other Targets.....

TRi Architekts designed Wildwood Town Center. Hopefully, that corner in T&C will get something similiar.

While it is clear that T&C could suport some decent center based design, I am not sure if Woods Mill and Clayton is the best choice. All the development around Maryville Center would have made it a better choice, but we will see. The scale of development near Clayton and Mason would have also made it a good choice. Oh well, at least if they do a multi-use project, some of the residential folks should be able to walk to the new development. The key is getting similar development on the other three Woods Mill intersections. The old Schnucks site on the northeast corner of Woods Mill and Clayton would be a good start, but then again so too would Desco steping up with major changes to the current Schnucks location.

IIRC, Best Buy and Costco are the ones going in at 141 & Manchester.

STL needs more Costcos, two of them is not enough considering there are like 9 Sams Clubs.



When is this 141-Manchester power center going to start construction and open?



Also, this 141-Clayton Target project they really need to redesign that intersection, there is always traffic congestion and some nasty accidents there especially during rush hour. I like this project and all, but this problem needs to be addressed before it gets worse.:roll:

I thought the 141/Manchester plaza was stuck in eminent domain lawsuits. No ETA from a buddy who works at the Ellisville Best Buy.

I think I had Manchester & 141 on the brain after reading that a Super-Walmart is now on the list of tenants for that redev project. Ugh. There's already a WalMart just down Manchester, meaning they'll leave behind another ugly shell that nobody wants. :(

There's another thread about thsi development, but if I remember right they're not getting much TIF money. I thought Parkway school district is starting to really putting up a tough fight against TIF.

Brinkmann begins work on Town and Country Crossing

With construction of buildings to begin this summer, Brinkmann Constructors is performing $9 million in site work on the 45-acre retail segment of Town and Country Crossing, a 75-acre mixed-use development at Clayton and Woods Mill roads. The site, once the regional headquarters of Lucent Technologies, will contain 310,000 square feet of retail, including the first Target store in Town and Country, the area's second Whole Foods Market and a bank. TNC Investors Inc. is the developer.

This development still mystifies me: that's a lot of Target stores in that area. If you live at the intersection of Baxter and Clayton Rds you'll have 3 Targets within a 10 minute drive. Ballwin, T&C and Chesterfield Valley.
