I'm amazed that in nearly 17 years of this forum, nobody has created a Toronto thread...

Anyway, the 4 story-deep excavation at King Toronto is nearly complete, and the first tower crane has been erected. Supposedly, they are still on schedule to open in 2023.

As a reminder, there are 4 or 5 heritage buildings or facades being preserved on this site, and they will be incorporated into the new building. The back of the stabilized facades are in the center of this panorama photo. The other two buildings being partially preserved are to the right.

Is Mosha Safdie getting any royalties on that?

^I was gonna say . . . looks more "inspired" by Habitat than by mountain ranges.

Came across this ?saved facade in a downtown Toronto building. Maybe they have historic ordinances that developers can’t work around...

I just noticed that UrbanToronto site has a whole thread dedicated to the King Toronto project, with something like 40 renderings and 900 photos, here:  KING Toronto

There's to be a huge courtyard, with retail space, running down the middle of the project, with sections of residential units arching over it, and also forming an arched entryway:

They have very strict Heritage Conservation Districts where demolition is only allowed if the facade is preserved.

Heritage Conservation Districts in Toronto (pdf)

There are dozens of recent projects there that have preserved heritage facades. Supposedly, Toronto leads the planet, which I guess isn't surprising given their insane construction boom. I may have to put together a list. It's become so prevalent amongst some of the recent high-rise condo developments that Torontonians are beginning to mock it.

Looks like a classic 1970s Sci-Fi flic, complete with aerial surveillance drones.

Toronto loves their façadism.

More examples, some complete, some still under construction. Many of these obviously incorporate more than just the façade, sometimes the whole heritage building. There are a ton of photos, renderings, details, and a backstory for the project on the links under each photo or rendering:

Wow.  That's really cool and to a pedestrian probably still feels kinda granular until you look up.  I take it they hollow out the inside of the original to pound bigger support piers or what not (not a construction junkie, yet), then build up?

Yeah, they build a steel frame next to the outside face of the façade, underpin the façade foundation, and then demolish and excavate the rest of the building, foundations and all. Then they excavate down to an elevation well below the foundations of the heritage facade, and then drill new piers, pour new basement walls, and build new floors behind it.

Like so:

The Globe and Mail: Massive exoskeletons hold up history

This is a closeup view of the excavation behind the façade for the King Toronto project that I posted about earlier. So, you are looking at the inside face of the front of a 4-story building with a basement, now perched on the edge of a nearly 4-story deep pit:

This was from my hotel room in London 2016. A massive project excavating a building near Hyde Park while retaining its stunning front facade.
