Good deal. That side of the block continuing east needs some help. Hope this is a step in wrapping up infill over there.

Yes it does and hopefully this building with expedite that.

The building going up the hills at 13th will also be nice for the streetscape.

unfortunately it will no longer be all-brick. developer appealed on economic infeasibility. review board granted approval for non-brick sides and back. this project just got less exciting, IMO.

Though they're not quite bricks in the standard sense. But with time, I'm sure someone will tweak sizes and shapes and add artsy block laying patterns.

The reduced tax abatement required budget modifications. Bricks are expensive.

The brick to siding transition will occur on the left side of the elevator shaft, reference rendering. The siding, probably Hardie cement siding (not vinyl or aluminum) will match the brick color. Because of neighboring buildings, most people won't even notice the siding.
I'm pretty sure the owner hasn't even settled on a brick color yet. Could be grey (the neighboring building is tan brick), but might end up being closer to a red. Personally, I actually like the look of red siding against red brick.

Steel framing is going up. Solid little building.

Between this, the three or four apartment buildings and all the infill, Soulard should have a nice population bump in the census.

Other than the two larger infill apartments in Soulard, what other projects are being built? I seem to remember proposals for infill along Menard (by the Great Grizzly Bear) and along S 9th near Itap. Any progress update on those? Is the other infill mainly scattered sites?

Apologies for putting you on the spot - I don't live in the area anymore so I can't investigate on my own.

Off the top of my head since 2010, I can think of the new apartments near Russell/Gravios; the soon to be opened apartments on 7th/Victor. You also have the Poolar Ice building and the Lafayette school conversion.

Below are the large projects but beyond those there have been dozens of single family and townhomes that have been built on empty lots. Not to mention rehabs that still go on all the time.

Anyone know what's up with this? I'm assuming money, but they were cooking on construction and it seems to have come to a screeching halt. It's been in it's current Tyvec wrapped state for a few months now.

I haven't seen a single warm body at that site in a long time. I live right next to it.

It's been slow but I disagree with "5 month stalemate". Especially since this was this site 4 months & 9 days ago:

The second story brick work appears to be wrapping up. The large first floor windows will make quite an impression once installed along Russell. This one looks big from the street/sidewalk, adds nice variation to the street IMHO. Will be interesting to see what businesses move in.
