LAKE ST. LOUIS | Brinkmann Constructors recently broke ground on The Meadows at Lake St. Louis, a lifestyle retail destination. The 55-acre parcel is being constructed with the first phase encompassing junior anchors, restaurants and specialty retail stores totaling 260,000 square feet. Future phases will bring the total development to approximately 500,000 square feet. Davis Street Land Co., in partnership with Bruce Johnson, serves as the developers.



When the center opens in the fall of 2008, it is to include Coldwater Creek, Chico’s, White House/Black Market, Banana Republic, Victoria’s Secret, Ann Taylor Loft and Talbot’s. Other retailers coming to The Meadows include Jos. A. Banks, The Walking Co., Kay Jewelers, Claire’s, Sunglass Hut, Yankee Candle and Optique. For many of the retailers, The Meadows will be their first location in St. Charles County.



The center, designed by Creve Coeur, Missouri-based Mitchell & Hugeback Architects, features two landscaped boulevards in a downtown street grid. The Meadows is designed as an open-air center featuring street parking and outdoor gathering areas, such as a retention pond with fountains and piers, a clock tower and a stage.



“The biggest challenge is going to be the schedule and type of construction. It’s a high-end retail development with a lot of amenities,” says Mike Uhrig, a project manager for Brinkmann. “I think a lot of the retailers that are going in this development will cause a lot more people to shop in St. Charles County instead of going into St. Louis County to spend their money. It’s a different mix of tenants than what’s currently in St. Charles County. There’s not a development like it in St. Louis.”



The average household income in the trade area is $77,480, and 43 percent of the households in the area make over $75,000 per year; 24 percent earn in excess of $100,000 per year. The population in the trade area is expected to grow 15 percent in the next five years.



“The tremendous residential growth and infrastructure investment in the Highway 40 Corridor make The Meadows the logical location for better specialty stores to expand their presence in St. Louis,” Johnson said in a press release.



Davis Street Land Co. is a Chicago-based, privately held real estate company that focuses on the ownership and development of upscale centers and Main Street properties. Johnson is a lifetime St. Louis resident and brings more than 25 years of retail real estate experience to The Meadows team. The Meadows development team also includes Stock & Associates Consulting Engineers, the law firm of Doster Mickes James Ullom Benson & Guest and landscape architect SWT Design.

Bed, Bath & Beyond Signs at 500,000-SF Center



LAKE SAINT LOUIS, MO-Bed, Bath & Beyond has signed a lease to become one of two junior anchors at the new Meadows at Lake Saint Louis lifestyle center, here on the northeast corner of I-64/US 40 and Lake Saint Louis Boulevard. Chicago-based Developer Davis Street Land Co. executives say the property will be built in two phases, with the first 260,000 sf to be complete by next fall, and up to 500,000 sf total finished by 2010. Bruce Johnston, former president of May Realty until 2004, is a partner on the project.



Construction has already begun on the first phase, which will consist of four multi-tenant buildings and two junior anchor buildings, with a reported cost of about $33 million. Tenants already signed include Coldwater Creek, Chico’s, White House/Black Market, Banana Republic, Victoria’s Secret, Ann Taylor Loft and Talbots. Other retailers coming to The Meadows include Jos. A. Bank, The Walking Company, Bath & Body, Kay Jewelers, Claire’s, Sunglass Hut, Yankee Candle, Lenscrafters Optique, Eddie Bauer, New Balance, NY & Co., Select Comfort, Gymboree, Christopher & Banks, and BC’s Kitchen, a new concept by St. Louis’ restaurateur Bill Cardwell. The Bed, Bath & Beyond store will be 25,000 sf, and will face Technology Drive.



Karen Land, leasing director for Davis Street, tells GlobeSt.com that the first phase will likely have about 50 stores. She says she’s not sure how many stores will eventually be built on the 63 acres, which her company reportedly purchased earlier this year for more than $14 million. Negotiations are now going on for the main anchor, expected to be roughly 130,000 sf, Land says, not revealing the retailer’s name. “It’s not going to be a Wal-Mart or a Target, it’s going to be a traditional full-line department store,” she says. The anchor, as well as a second junior anchor, would open in the second phase of the project.

Von Maur Department Stores, a Davenport, Iowa-based upscale department chain, has agreed to be an anchor at The Meadows, a Lake Saint Louis lifestyle center.



Von Maur, which currently has 22 stores across the Midwest, plans to build a two-level , 130,000 square foot store that is tentatively scheduled to open in the fall of 2010. It will employ about 225 workers. This will be the company’s first store in Missouri and will anchor the north portion of The Meadows.



The Meadows is scheduled to open in August and is being developed on a 64-acre-site at Lake Saint Louis Boulevard and Highway 40.

wow, nice!!! I was hoping a Von Maur would finally come to STL. I now don't have to drive to Bloomington-Normal or Chicago to shop there. A nice addition, but like JMedwick replied it would have been better if they selected another location. This now finally fills Von Maur's gap on their map!

Like others here, I'm glad to see Von Maur finally enter the St. Louis market. I sure wish they'd build another location in addition to this one though- it would fit in well at the Galleria or West County Center. I bet a Von Maur located in the Metro East (St. Clair Square? Edwardsville?) would also do quite well.

I drove by this over the weekend, and upon a 60 mph glance, it looked good. Really good as a matter of fact. This should be an interesting center, if initial impressions are correct. Glad to see Von Maur coming to town. Maybe location two will end up at the new Crestwood thingy, whatever it ends up being called. :)

There is a short article in this week's Ladue News about the Meadows of Lake St. Louis.



Also, it mentioned that its set to open August 23rd. There will be events all day long on opening day such as a Taste of Lake St. Louis and things for the kids.

Really nice place. Very spacious and it has lots of different areas to sit. The crowd was interesting to look at...

Owners hope to develop the Meadows into thriving ‘town center’

The owner of the Meadows at Lake Saint Louis wants to make the shopping center more of a “town center” that includes more dining and entertainment offerings and makes it friendlier to foot traffic.

Dan Sax, a spokesperson for owner Cohen Equities, told the city’s Board of Aldermen at their March 2 meeting that they intend to make the shopping center “a thriving part of Lake Saint Louis and St. Charles County.” But Sax offered little information about new tenants or an exact timetable for such improvements.

The 344,201-square-foot, open-air shopping center was purchased in May by Cohen Equities, a New York City-based real estate firm.

Sax said the center, developed in 2008, opened at “perhaps not the best timing” and was envisioned largely as “an all retail project.” He noted that the Meadows also is competing with other retail outlets including two malls in Chesterfield.

“We’ve kind of gone back to the drawing board a little and envisioned some uses that will make it more successful,” Sax said. The conceptual plans seek to “bring more life to the project, more foot traffic, more activity, make it more entertainment than just shopping,” he said.

Since Cohen Equities bought the property, Sax said they have “ramped up” activities including an outdoor skating rink, a Christmas tree lighting ceremony and holiday programming, and a summer concert series. Some activities will continue – the ice skating rink would be back next fall and winter, Sax said.

“The current concept is for a thriving town center with some new tenants and uses such as a movie theatre, perhaps a residential component, a hotel component, and maybe a little office (space),” Sax said.

He said ideas are still being tested out, but that a goal for the center is to turn it into a “community gathering place” that draws families as well as shoppers – a place where people could spend an entire day. Signage, he said, also may change along I-64.

But despite hints as to the Meadows’ future, Sax did not offer an exact timetable on any new tenants or long-range plans for the shopping center.

StlToday - Construction starts on 144 new apartments in Lake Saint Louis
St. Charles County reported a 97.4% apartment occupancy rate as of mid-year, flat compared to the same period last year. Average rent grew 14% to $1,299, according to the latest research from commercial real estate firm Berkadia.

Overall, the St. Louis region reported a 96.2% occupancy rate, also flat, with average rent growing 9.7% to $1,179, Berkadia data shows.

'One-of-a-kind' sports and entertainment venue may be coming to Lake Saint Louis
The pitch from developer Jeffrey Parrish would transform a 3-acre lot next to an outdoor shopping mall into a site for pickleball courts, a seasonal ice skating rink, virtual sport simulators, a themed playground, a splash pad, an 18-hole mini-golf course, an outdoor amphitheater, a two-story banquet center and a two-story restaurant with rooftop views of the complex.   
"This project is not only going to be one-of-a-kind in the St. Louis area, but maybe in the entire country," Parrish said following Thursday's meeting of the Lake Saint Louis Planning & Zoning Commission.

The commission recommended the city's Board of Aldermen approve Parrish's request for a special use permit and his proposed site plan.
