Post-industrial sites like this pepper the south St. Louis, and are a major reason I so fiercely want to see a southside Metrolink running in the De Soto right of way. There's ample opportunity for re-use and new-build TOD in some of these now-defunct stretches. The Graham Paper Company -- along with the former Europa Market just north at Chippewa, the vacant space behind Schnucks at Hereford/Reber, and the still-used AlfaPet space at the edge of Daggett -- always pops to mind as good transit-adjacent opportunity for multi-res/multi-use.
And just a block down from Civil Life too. I know I'd live in it!
