Yeesh. I think it’s a completely reasonable project. Nothing but good vibes and confidence in the developers ability from me.

A Target at Grand MetroLink felt impossible… until it wasn’t.

worth noting the original Iron Hill layout pretty much turned its back on this parcel which i was not happy with.  I think any Iron Hill proposal should be designed with connection to this parcel in mind.  THe city should platt out a street that bisects IRON hill running NS.

I agree with the assessment here though.  The idea they might build this as spec office seems doomed.  If they already have a tenant lined up, that's a different story.  I do think multi family would do well here.

Sounds like he won't build it on spec.

SLU has great control here as Master Developer of the Chapter 353/Decider of Tax Abatement so it certainly should be looking at things in a comprehensive manner with the Iron Hill area. (But we'll probably wind up with a QT there, lol.)

I agree with others that this seems more aspirational than anything likely in the next few years. And tbh I'd like any new office to go downtown; e.g. that proposal from maybe 2016 or so from McCormack Baron by Busch Stadium.

Just now getting around to looking at these plans.  Agree that office prospects are dim, but if Steelcote fills with tenants perhaps the developer would reconsider residential on the site.  My favorite part is that the siteplan imagines a greenway at its north edge that runs along the south edge of the tracks.  New residential here would be just one part of a string of pearls of sites that make a greenway along the tracks from the Arch all the way to Carondelet Park my dream project for STL.

True, Brickline is in progress to connect downtown to Carondelet via River Des Peres and a number of connectors.  What I'm talking about is completing the loop with a greenway along the rail alignment that runs through south city.  What convergence plans have that I haven't seen in any of the GRG documents is greenway running the south edge of the rail valley.   It seems to terminate at their development, or continue down Spring Ave.   Im picturing something more like a bike highway that stays along the rail all the way through south city to avoid traffic crossings with little exits the pop up into the neighborhoods.
