Based on one of the captionless photos in the nextstl article it looks like the developer may have acquired 1 of the 3 so far (the one on the left/east side).

Also, hopefully this drives interest in the empty building across the street that was recently listed for $475,000: ![]()

^The Union Sarah Economic Development Corporation (USEDC) deserves a lot of praise for the work they did to preserve the neighborhood back in the day.
Would be a damned shame. I believe there used to be a Jewish deli/restaurant in one of them back in the day.
I brought up some recent satellite imagery I have access to and you are correct about the eastern one. There is a pretty good sized hole in the back portion of the roof.RuskiSTL wrote: ↑Jan 03, 2018

This is a fantastic project and should be a model for infill development elsewhere on Delmar. My only complaint is that it should have some kind of retail component on the corner of Euclid and Delmar. It would just make sense considering Euclid's pattern of retail centering on major cross streets, plus there are already spots for retail in the two existing buildings across the street. Even if the existing neighborhood cannot support it, we have to build for the future, especially in such an important corner.

Guess which one of the three is owned by Roberts Bros.? I really hope this project avoids demo, but incorporating the facades a la that project on Olive a couple blocks south could be interesting.

I think it's dead. I'll check with Alderman Todd to see if he knows anything about the status. Maybe this development never got off the ground but I believe there is demand for well placed micro apartments. Would like to see some developed in the Grove/Botanical Heights or along Morganford. I bet they would be quickly leased.
3201 Morgan Ford was supposed to be a micro unit development. That was shelved for now. But I could definitely see proposals for micro units in the Grove and CWE soon. Maybe even downtown. ^ sigh. that's unfortunate. the white glazed brick facade and terracotta ornaments are gorgeous. it could easily be repurposed. and this demo will make it that much easier to erase the one next door as well.

^ just saw that in the other thread. it would very definitely assuage my concerns about losing that cluster of small buildings. no more micro-apartments for this parcel, I guess.
155 luxury apartments, 10,000 sf retail, pool, courtyard, roof-top patio, fitness center. Structured parking for residents and general public. 34 efficiency units, 104 1-Bd, 18 2-Bd, 325 parking spaces in the garage.
How are they going to build a 325 space multi-level parking garage for $3.1M? Hard to believe.
