Former site of Coldwell Banker Gundaker, which has since relocated across the street to BoA building. Extant building has a rezoning sign at curb and what looks like demo work. Obviously fast food, but haven't heard what. There's a Subway, Jimmy John's, Burger King, Dairy Queen, McDonalds, Qdoba, Starbucks, Taco Bell, Jack in the Box, and White Castle within one mile or so. Hardee's, Wendy's, Sonic, and Long John Silver's are within 2 miles.

Chipotle, maybe? Also it makes me feel dead inside that there are so many fast food chains within that radius.

Raising Cane's is pretty great for what it is.

And that area is what it is—not exactly the best example of urbanity.

So I can't complain too much. In fact, I'll probably enjoy it every once in a while.

I would really like to see a real (original) restaurant in the old Giancarlos space since the Tenacious Eats deal fell apart. Right now I walk to Macklind for almost anything food related in the area.

Just so everyone knows we've been working with Raising Cane's and the residents on Sutherland for two months to come up with the best possible site plan, building design, lowest impact, etc. They are a very charitable business, active in the community similar to Noodles in corporate model. I had heard that CB2 was interested in Hampton Village, but that there was opposition from the neighborhood or alderman because of traffic or parking. I hope this isn't the case. It would be crazy, if true. Anyone able to confirm or deny the rumor?

haven't heard it being brought up in the last 2 years since ive lived in southampton...where would it go in Hampton Village, i dont know if there is space that's empty for that type of store, unless they planned to build on the parking lot...there is plenty of space for that...

I hadn't heard that. But I have heard that the JC Penney lease is expiring soon so maybe it would go in that anchor spot.

If CB2 wants in HV, you do everything you can to make that deal. Great use for the area and center.

Why would residents be concerned with traffic from a furniture store?

Right, but it's not uncommon to made changes to accommodate a national retailer. I know the back side is not the prominent location CB2 requires so I made the statement just to prove how ludicrous the traffic complaints are.

The existing building is actually concrete block. The new building would be smaller, all masonry. Traffic signal and turns are to be reworked on Hampton/Bancroft so even after the restaurant traffic backup should be improved over today. They're also installing a "scrubber" to control odor. We reviewed the specs and they've been used in resorts with good results. They've also agreed to install all native landscaping which should help the pollinators in the area and they also pay above minimum wage. Thought everyone would want to know.

huh… corner lot adjacent to a department store, a grocery store, and a library. perfect spot for mixed-use residentia… er, i mean another fast food stand. way to go, South Hampton.

oh, and i wonder if "all native landscaping" means parking lots. doesn't get much more native to St. Louis than parking lots.

Anything but a single family house would look out of place there. There is a 22 unit school to loft conversion 4 blocks east of there at Brannon

nonsense. a building similar in size to the library—right next door to the library—would not look out of place. and if being bigger than a single family house looks out of place, that would mean the school-to-loft conversion you just mentioned must look out of place as well. at some point you have to build things a little bigger than single-family houses and fast food shacks if you want to add density. that's just how it works.

You make it seem like the Brannon project is just around the corner... it's a mile away and well off Hampton.
