Scottrade would add offices, garage to county campus

Scottrade Inc. could nearly double the size of its headquarters in west St. Louis County with a proposed seven-story office building and a new parking garage just south of the brokerage firm's existing office building.



Scottrade, a discount brokerage company, has been growing fast in recent years and has big plans for growth. The company's revenue quadrupled in the five years ended Sept. 30. It recently surpassed Charles Schwab to become the discount broker with the largest number of branch offices, 309.



In an interview in June, Scottrade Chief Executive Rodger Riney said he expects Scottrade to have 500 branches by 2010. The company likely would need more headquarters employees to support those branches as well as its busy online trading site, Scottrade.com.



Scottrade referred questions about the new building and garage to John Nations, a lawyer who is representing the company before the county planning commission. Nations said the new building is part of Scottrade's long-term expansion plan. No estimate of its cost was available, but he said the company hopes to begin construction next year.



The plans show the new building and garage taking up most of Scottrade's current parking lot, just south of the five-story Scottrade office building at 12800 Corporate Hill Drive. The site is north of the Des Peres Cinema and northwest of the intersection of Manchester Road and Interstate 270.



The new building would have 201,600 square feet, about 11 percent more than the old building. The garage would have 1,403 spaces, more than doubling the amount of parking in the company's surface lot.



Overhead pedestrian bridges would connect the garage and the new building as well as the new and old buildings, Nations said.



Nations will present the plan Monday at a County Planning Commission meeting that begins at 7 p.m. in the County Council chambers in Clayton. The company has filed a site plan and traffic study with the county. Arcturis, a design firm in St. Louis, is the architect.



Doug Morgan, commission chairman, said the new building could hold 350 employees.



"It looks like an appropriate use for that area," Morgan said. "I can't say if I am in favor until we consider the traffic and other impacts, but it fits the existing zoning for that location."



The traffic study, prepared by Burns & McDonnell, says the new building isn't likely to have a big impact on traffic along Des Peres Road, which runs along the west and north sides of Scottrade's 6.7-acre property. But it could add to morning traffic backups on the exit from westbound Manchester at Des Peres.



The study recommends widening the exit ramp to allow for two left-turn lanes at the intersection, adding a second lane on northbound Des Peres and installing a new traffic signal at Des Peres and Corporate Hill on the north end of the campus.



Nations said the company would work with the county and state highway departments to find solutions for any traffic problems.



Scottrade's building is less than a half-mile from Edward Jones' headquarters in Des Peres. Edward Jones, another brokerage firm, recently agreed to scale back the planned expansion of its headquarters in response to Des Peres' concerns about the size of the project and its potential impact on traffic at the busy I-270 and Manchester intersection.

I know it would be nice to have ST and EJ DT, but having those two HQ right across the street from each other is pretty impressive IMO.

^I agree. This little stretch of I-270 could become a little "Brokerage Belt" of sorts.



I just hope the new structure is contemporary (modern) in design. And let's hope that Scottrade has learned a lesson or two from the Edward Jones debacle.

Scottrade will have no reason to screw around with the bozos from Des Peres. That land is in unincorporated St. Louis County.

Too bad the only thing folks will see from the highway is a huge parking garage blocking the view of the new building.

Scottrade seeks tax abatement for $82 million expansion

Scottrade Inc., the discount brokerage based in St. Louis County, plans to ask the County Council Tuesday for a $10.7 million tax abatement on a new $82 million office building and garage.



Scottrade plans to add 200,000 square feet of office space and a parking garage to its headquarters near Interstate 270 and Manchester Road.



The broker started talking to county planning officials about the expansion about 10 months ago. However, it has not decided when it will start construction, said Kelly Doria, a spokeswoman.



Scottrade expects to add about 600 jobs to its headquarters over the next few years, according to the St. Louis County Economic Council. The brokerage already employs more than 800 at its headquarters, a data center and several branches here.



Rodger Riney, president and chief executive of Scottrade, said the new building will support the broker's expanding number of branches and the growth of its online business.



"This growth will bring more opportunities for our associates as well as opportunities for hundreds of others in the region to join the Scottrade team," Riney said in a statement.



According to the County Economic Council, Scottrade pays $660,000 a year in property taxes. With the 50 percent tax abatement on the new buildings, it would pay $10.7 million in new taxes over 10 years for a total of $17.2 million. After the abatement period, the taxes are estimated at $2.8 million a year.

Scottrade flying high

...The spike in business and a planned 15 percent growth in branches next year means the company expects to hire 600 to 650 employees nationwide by the end of 2009, including about 400 in St. Louis.



Jane Wulf, Scottrade’s human resources director, said the company currently has 200 openings, including 100 in St. Louis, with about half of those positions in information technology. She said Scottrade plans to hire 250 IT employees in 2009, with almost all based in St. Louis. About 15 of the new IT hires will be based in Phoenix, where the company is planning a summer 2009 opening of a 20,000-square-foot data center. The company is planning to add another 50 non-IT positions in St. Louis and another 100-150 in branches across the country next year as well.

Brokerage Belt? Zzzzzz... :P



Don't get me wrong, I'm glad to see Scottrade expand, but I wish the City of St. Louis would've made a play to move their headquarters downtown. Scottrade ponied up some $$$ to put their corporate name on the erstwhile Kiel Center, so couldn't the city have made Scottrade an offer they couldn't refuse?



(I know, that wouldn't be any better than the zero-sum relocation of law firms and businesses from the city to the county. I'm just sick and tired of the city being on the losing end of the equation so much lately.)

One or both of the parcels of land purchased in the deal is currently being excavated. There will be a Parking garage erected on the site(s).
