Southampton! Not South Hampton!

I wonder if there is issues with housing prices in parts of North County in relationship to the environmental issues relating to Coldwater Creek and Westlake Landfill? That could be another localized drag on prices. The latter issue might also have an impact on some nearby areas to the landfill in St. Charles County.

Yep, that is exactly what it looks like for $850K - unresolved.

It's more like "resolved" for about $250-300K or less.

It's cheap looking. It might be loaded inside, but that exterior looks cheap for the big bucks they are asking.

It's a better fit, design-wise, I think, for Kirkwood or Webster Groves.

With that pricepoint, Pulte is FOS.

Similarly to bond issues or other large endeavors of decades past, I wish the city could rebuild entire neighborhoods. The Ville, O'Fallon Place, Page Blvd, etc. I wish there was a federal "rebuild Americas cities" bill. How we wasted two trillion dollars in Iraq over rebuilding Detroit, STL, Baltimore, Philadelphia, etc. is depressing. It's great to see inner ring suburbs getting new attention from millennials. Not only suburban areas but many city areas, as we all know. When can Wellston get some love? That district should be preserved, sadly it seems the local decision makers value suburban oriented development more than preservation. Natural Bridge looks amazing near UMSL, I hope it continues to redevelop that area and pushes east all the way into the city. What about north Grand and old north STL. So many cool areas in this city, and an incredible amount of potential.

Both city and suburbs doing pretty well in general. I do wish they would have made a mention of how the North County submarket is doing as well as any down spots.

^ I would be curious too in new units as well. What this does seem to indicate is that there is no Ferguson Effect in the local housing market. Since there was thought that it plus crime issues could kick off another round of white flight. These numbers seem to indicate that this is not the concern.

Also its a shame you don't see it broken down by subunit of county more, since that could get more detailed picture. I wonder too if St. Charles County part of it is there is now a larger number of older homes that are more than 40-50 years old.

Who uses realtor.com? Doesn't everyone use Zillow, especially millenials?

I'm a hair too old to be considered a millenial, but I am a nerd who likes all of the technologies. I've also been considering a move.

I use both - Zillow does offer some advantages; I especially like that they tend to get their pictures up and live immediately, where realtor sometimes takes several days to add pics to a listing. They also have a much stronger history of property listings - you can see if it was sold (or listed but not sold) recently and for how much.

but for my search Realtor.com offers more accurate search results. For example, when searching for 'condos' Zillow also includes entire multi-family buildings in the search results, whereas Realtor limits results to individual units. Another big difference for me is home owner/association fees - they're common on realtor.com listings but virtually nonexistent on Zillow. There's a big difference in a $130K condo with a $200/mo association fee and a $130K condo with a $500/mo association fee, but Zillow rarely differentiates.

I don't find the Zillow Zestimates to be very accurate. They certainly are not accurate for my condo nor my parents house in Des Peres.

I would imagine it's an affordability thing. More for your money, generally speaking.
