There's way too much in this to even try to unpack it all, so I highly recommend reading the entire document:

Some of the eye candy that stuck out to me:

Damn. I got excited when I saw Frenchtown...for a split second I thought this was regarding the Old Frenchtown neighborhoods of Lafayette Square, Lasalle Park, and Soulard. All of which have some streets that could use the “great streets” treatment.

Endemic car dependency strikes again! I suppose if a building were proposed, I be "yay infill!" but at least the tradeoff would be a better one.

StlToday - St. Charles residents say they want dragonflies in Frenchtown, not a parking lot
It’s not all parking: Six benches would be placed around a landscaped semicircle of grass in the first third of the lot, which measures just over 32 feet long. The rest would be paved for 17 parking spaces. The city estimates it would cost $200,000.

The brothers who run Droste Construction have rehabbed some high profile buildings on Main street (including the Old Post Office which looked run down for a long time) - Looks like they are going to start doing work on the Frenchtown neighborhood to the north -
