Pier Property Group is eyeing the redevelopment of a vacant William Ittner designed school just North of the Grove. They'll have their offices there and another tenant has signed a letter of intent for 2200SF of space. the remaining space will be marketed by Cushman Wakefield. The redevelopment is valued at $6.3 Million and could begin this summer or fall. Completion is estimated for Q2 2020. Trivers is the architect.

This project may not seem sexy, but it is going to do wonders in reconnecting this area with CORTEX and the Grove. Will also help showcase the area to those driving by on 64. Will the billboard be coming down?
Nice. It's a "small" but still-important project for this area, especially given the visibility from I-64.

Would love to see Vandeventer Trucking relocate elsewhere in the city and then have that redeveloped as mixed-use. And Laclede Cab across the street.
I've been passing and praying for this building for years now. Even from a purely aesthetic perspective for people passing by on 64, this is a huge win. Even better that it will be filled with people working.
Back in my high school days, this is where they used to send the "bad kids"..."If you miss any more classes, we're going to send you to Rock Springs".
For those who don’t know how the building looks right now. Man, this place is rough but the redevelopment will be a huge welcome. Michael Hamburg really has a good taste in this kind of stuff.

The office space is now being marketed. Construction should still start this Fall at some point. I would say that the Q2 2020 delivery date is no more but we will see. The document below is from Cushman and Wakefield.
Still no building permits issued. these clearer renderings, and 2 new ones, are from the Trivers website.
New interior renderings show the lobby and an office suite.

Is it me or does anyone notice that no one actually works in office space renderings.
It looks like they are having a social distancing competition.dredger wrote: ↑Mar 20, 2020Is it me or does anyone notice that no one actually works in office space renderings.
Is this project canceled?

I've been wondering the same. This was announced a while back and so far there has been no movement on it.
Hoping that it has been merely on hold because of COVID and it being office space. I like the location.

No chance of that. They just changed the delivery date on the original brochure from Q2 2020 to Q1 2022.dbInSouthCity wrote: ↑Jul 31, 2021Coming online spring 2022
No redevelopment agreement or permit applications, and Mark Fishel (Vandeventer Truck Sales) still owns the building, as well as most of the parcels on that block.

I've met Mark several times.
Says he will never move his company.

Pier has expanded its plans for Rock Spring School.
"Land next to the school site fronting Vandeventer Avenue currently under contract for a planned 107-unit apartment complex, Hamburg said. The developer will seek separate city approval for the apartment project in the next few months, he said. Hamburg didn't disclose a cost estimate for the apartment complex."
