This is the first apartment building in Ladue and it’s in the very farthest southeast parcel in Ladue. That front parking lot sits partially in Rock Hill. The other recent county municipality to get its first apartment building is Des Peres with Magnolia Ridge.

Comments on Facebook I’ve seen are positive. Residents prefer an apartment building over dozens of dump trucks visiting the site every day. They also finally get their stop light at old Watson.

. . . "the development is organized into three distinct components. On the western portion of the site, with access from Old Warson Road, the plan includes 11 single-family custom homes, with prices ranging from $2 to $3 million. 

The northern portion of the site, with access from McKnight and Litzinger roads, is planned as a 31-lot villa community to be developed by Fischer Frichtel Homes. Stock said these homes, which will cost $1.8 to $3 million, will cater to seniors and those seeking a “maintenance free lifestyle.”

The southern portion, at the intersection of McKnight Road and Old Warson Road, will feature a mixed-use development of 235 “ultra-luxury” apartments (one-, two- and three-bedroom options) with 9,000-square-feet of restaurant and retail space. 
The development also calls for a 400-stall parking garage. Stock said these apartments will cater to young professionals, grandparents, snowbirds  and families going through a change in marital status, with an average age of 55. Rent prices would range from $4,000 to $6,000 per month.

Stock acknowledged the area is prone to flooding, but said the project would reclaim approximately 14 acres from the floodplain. Construction would involve widening Deer Creek, which runs through the property, and removing a bridge across it, lowering water levels but increasing water velocity within the property only. The project requires approval from the Federal Emergency Management Agency, as well as the city of Rock Hill, before Ladue can issue a flood plain development permit."

Not trying to be pedantic: but Old Warson.

A light would be nice though as that's an ugly left turn to NB McKnight.

That seems like it could be a good spot for a traffic circle. It could keep the traffic moving even with the new trips from the apartments, but also slow the cars coming down the hill from Manchester.

It’s kind of amazing that it’s more economical to build this apt there, rather than say just north of downtown in all of that empty space

Not a bad idea at all. But would also deny Rock Hill one of it's best speed traps.

It would be if just north of downtown meant Ladue schools.
