The gen 1 Residence Inn nationally are a dying breed for a variety of reasons. One, they are difficult for housekeeping and engineering to traverse an exterior campus; two they’re a challenge for ADA compliance and an overall aging population; and three the exterior entrances tend to attract undesirable rowdy guests holding parties and other undesirable activity.
A number of Gen 1 RIs have been de-flagged and are operated as Sonesta Extended Stay Suites; Sonesta owns & operates the Chase Park Plaza and is owned by a unit of RMR Group based in Newton, MA. Â The other area Gen 1 RIs (Westport and Chesterfield) have been replaced by modern interior entrance RIs (Chesterfield Valley east of Top Golf) and complex properties (Residence Inn + Fairfield Westport & Des Peres Residence Inn + Courtyard) where Marriott has two brands that share amenities and back of house operations. Complex properties allow the owners to cater to a greater number of guests and leverage economies of scale combining back of house operations and shared amenities like fitness, pool, laundry, etc.
