I don't mean frills as in frilly. I mean basic architectural elements such as a cornice, for example. This façade looks as flat and undefined as a sheet of paper, hence giving the whole building a cheap feel.

^ yeah, a cornice at the top of the brick would be nice. the extant building doesn't have much beyond that, though. hopefully the texture of the brick will stand out more in than it does in the rendering.

In case people don't have a Business Journal subscription...
  • 120 high-end apartment units.
  • $35 Million development cost.
  • Existing building will be used for parking.
  • Incentives will be sought due to rising material costs.
  • Arcturis is the architect.
  • Project will be known as "The Flats at Forest Park".
Using the PDF of the renderings, I zoomed in on the building. I like the patio style spaces on top of the existing building. The building has a resemblance to the Flats at Wildhorse Village (another Arcturis and Pier Property Group project).

Not bad! I do wish there was some retail/restaurant space on the ground floor of the building but realize that there's a lot of vacant space in the CWE right now.

Would be nice if they extended the roof overhang that shows on the western portion of the building to include the northern and eastern facades as well.

I like it a lot! The massing is very good. I like the inset corner details. I think it's a fantastic reuse of a tricky building. I think I can be pretty happy with this.

Looks great!  I'm okay with this location not having retail /restaurant.  Busy corner, and short walk to Euclid shops / restaurants.

I'm a fan!  Looks great, adds density, and cleans up a great intersection on Kingshighway with more residential, in walking distance to plenty of retail/dining options.  This one is a winner in my book.

It appears these days we are incapable of designing or expanding large buildings without demolishing at least one historic house. I realize many of you believe this is a fair trade off. Loss of granularity is not a positive in the long run.

Not surface parking but to be replaced by the expanded parking podium 🙁. And of course I would always argue that it doesn’t NEED to be demolished at all.
