Several in St. Charles county have rear entrances but it's strictly to accommodate additional parking.KerrytheKonstructor wrote:Another interesting thing about QT is their previous use of a store model that featured front and back customer entrances. The recently replaced store at Lilac and 270 is one example and I'm quite sure I've been to one other example in the metro area, although I can't remember where. It might be wise to have a thoughtful design ready to go for a more traditional corner store, especially before they go knockin' down really old and cherished (not to mention occupied) buildings of character. Maybe an alternative design with a corner entrance and a "back" or fuel pump entrance, to supplement their newer 3 entrance stores (which are fantastic in the right context), would be better received.

What is the status of this proposed QT at Chouteau and Jefferson? is it moving forward?
I see QT is proposing another station at 12th and Lafeyette where they would tear down this beauty.

Simply put, that just cannot be allowed to happen. There would be NO defending that decision.
There will probably be a lot more opposition to the 12th & Lafayette site.

QT is out of f*cking control. I no longer patronize them. Happy to buy my gas elsewhere.
Did the mayor sign the alley vacation bill for the Jefferson and Chouteau location?
Wouldn't they be going into the open lot on the southwest corner?moorlander wrote:I see QT is proposing another station at 12th and Lafeyette where they would tear down this beauty.

Yep
And they're tearing down other buildings?moorlander wrote:Yepdweebe wrote:Wouldn't they be going into the open lot on the southwest corner?moorlander wrote:I see QT is proposing another station at 12th and Lafeyette where they would tear down this beauty.

The vacant lot at the SW corner of Tucker and Lafayette where 6 townhomes were recently proposed (1703 S. Tucker) is only 1/3 of an acre. Even if QT secured the adjacent vacant lot to the west (1220 Lafayette), which actually used to be a gas station, there would only be a little over 1/2 an acre to build on. So, they would have to buy more properties and raze the buildings.
For comparison, the new QT at KHWY and McRee is on a 2 acre parcel, and the one that is being rebuilt at Gravois and Nebraska is 1.25 acres. I don't know how big the one at Jefferson and Chouteau will be.
I don't see where any parcels changed hands. QT is not the owner of record on any Bohemian Hill parcels, per GeoStLouis. It's asinine that this is not in a Preservation Review area. I hope this is all just buzz and rumors...

How? From the looks of Google Maps StreetView, that place was just rehabbed sometime between 2011 and 2014.moorlander wrote:I see QT is proposing another station at 12th and Lafeyette where they would tear down this beauty.
The empty lot at 12th & Lafayette seems ripe for a mixed use development of some sort, not a Quik Trip. Absolutely cannot be allowed.

Post-Dispatch has a brief sub only article where QT denies they are looking at the Bohemian Hill site but says they are about to close on the Jefferson & Chouteau property.

The QT store is going to be a generation 3 which includes prepared foods. Still doesn't change the fact we are getting a very large gas station.
I agree. St. Louisans can absolutely not allow a beautiful building like that to be razed for another gas station.Randy wrote:How? The QT at Chouteau and Jefferson could actually be a great addition to the area. But it won't be because the site plan will suck.
Pretty sure we've already discussed it here, but you could build the store up to the streets. You could even angle off the corner entrance significantly to address the silly "view" concerns that have been given as a reason for demolition.
Make that corner section a faux-two story (or heck, make it an actual two story with some seating area). The gas pump area wraps behind.
Man, I sure wouldn't complain about that. But what they're going to do will be lame.

QuikTrip made some major site changes for their new Maplewood store at Big Bend and Manchester. Years ago, every layout was exactly the same. Maybe now would be a good time to approach them about some more city-friendly designs?

Are these the 2 buildings that would have to come down for the QT? If so, that would be a travesty!

I assume this lot would house the rest of the QT:

^Thanks! Like I said, travesty!
This will lead to the BP down the street becoming a vacant gas station. What's worse is that is even closer to Downtown, welcoming people going from Downtown into Soulard and the Square. A QT, even if down the street, would kill that BP.

I'm not sure that's the worst thing, though it will be bad for it to exist as a vacant gas station. Yes, a little bit of this is white guy raised in St. Charles County, but while I don't avoid that gas station, I've felt uncomfortable there before.
The QT experience tends to be a better one IMO. It's not about the people patronizing it, it's about the frequency of patronization, the activity, and the number of eyes paying attention.
I could be off-base here. But from a development stand point you're right. A vacant gas station is no good, and even if it were to eventually get torn down, we'd probably see nothing more than a parking lot in it's place.

I'd prefer something like what was done with the airport BP On the Run last year for this location: clean & modern with a slightly smaller footprint and just not quite as many amenities. I love QT immensely, but allowing them to run roughshod over our history, particularly in flourishing areas, would be bad business.

^ not familiar with that BP. but I agree with the general notion that QT could put something in the general area that would be more acceptable and not require demo of 19th c. buildings.
One thing I wouldn't mind is if it drives the small station down the street in LS, which in turn helps lead to a nice redevelopment of the Praxair site. I suppose it would also have an impact on the BP on 14th, but I'm not sure if it would drive it out of business; it seems to get a lot of non-gas business from folks walking over from Clinton-Peabody, etc.

Seems pretty clear that something fishy is stirring in Bohemian Hill:

Remember, IKEA emphatically denied rumors that they were building at Forest Park Parkway and Vandeventer. Just because QT says they're not scoping that location doesn't mean that things aren't happening behind the scenes.
