Wanted to do a quick tally of projects (and their developers) that have recently broken ground or will break ground in the city that are requesting no tax incentives (No TIF, no abatement, no HTCs, no Brownfield, etc.). I only know of two:

- Gallery Villas on Olive (Developer: Brandonview)

- Artizen Townhomes on West Pine (Developer: One North)

Can it really be that there are just two projects/developers in the city requesting no tax incentives?

4210 Duncan isn’t requesting anything. But the parking garage expansion is.

It's in the Cortex footprint, though. I'm not exactly sure how the TIF works if the developer doesn't request it, but I think it's still in effect somehow since the entire footprint is under TIF.
