I am considering buying a unit in the Printers loft building (1611 Locust). I have been searching for floor plans for the unit online and come up empty. I even tried e-mailing Loftworks, the developer, but unfortunately since they the no longer have an interest in the building they have not responded. If anyone has access to these floor plans (particularly unit X05) please let me know, I want to use them to make sure all my furniture will fit.



Also, if anyone has an opinions or information about the building, especially if there are any rental parking lots near by that would be great (need a space for second car). I am currently renting downtown in the Annex Lofts but would like to buy if the right place comes up.

I moved into an X04 unit a few weeks ago. So far, I love it. Floor plans are hard to find. I can get a floor plan for you in about a week if you email me or PM me.



I got my place for $143/sf, something I'm sure the neighbors will not be too happy about. However, that is one less place on the market to compete with them. Take a look at a couple of units in Terra Cotta.



Ely Walker has a sign about garage space for $85/month. I see a sign on the Annex garage as well, not sure of the rate. I keep my space free for guests.

I have all the original floor plans but they do not have dimensions as Loftworks never puts in dimensions. You would have to get the more detailed plans from the original architect. But I can send you what I have if you are interested, just PM me.



Also, I have lived in Printer's on two different occasions and can echo the sentiment from above, it is a great development. That X05 floor plan is probably the best plan in the building, aside from the two penthouses. I can almost guarantee that all your furniture would fit with room to spare. It has a huge living/dining area, good sized master bedroom and huge kitchen area. Plus you get the balcony with cool views across to Wash. Ave. and even cooler views up and down St. Charles Street. I also think the listed price for this particular unit is on the low side. It's such a great space, and the asking price makes it a fantastic space. I originally bought the X01 unit and then sold. But if I had to do it all over again, I would have bought that X05 unit.



As for rental lots, there is the Terra Cotta garage or you can rent in the building on the corner of 17th and Olive. You enter the garage on the Olive side and can rent a spot on the north side of the building (if available) and there are steps up to a secure door that leads to the street right at 17th and Locust. Then it is just a short walk across the street to Printer's. I think that garage is a bit cheaper than Terra Cotta.

if it's part of the decision making process, the seller should be glad to provide you with floor plans.

If anyone needs tips on how to move...I'm your man. Since 12/05 I have moved 4 times and will be moving once more come this January. Think I will be done for a while after that. I've got this moving thing down to a science.

Moving sucks. I have helped friends move and man........ am getting to the age where even beer does not help........

It helps to hire movers. So really, you are just packing and when you live lean, it's no problem. I move the small stuff myself and shell out a couple hundred bucks for the movers. Easy.

Are you flipping these lofts for a profit? Or do you just not like living any one place for long?



I'm guessing that flipping for a profit is going to be tough for a while with how rough the market is.

Let's just say I have been appreciating my way up. The goal was to move a couple of units so that I could finally get into something that I could have never afforded without the extra cash. I also discovered that I love to design and build out these spaces by adding my own touch to them so really enjoy doing each project. So far I have been a little lucky as my timing has been perfect and my lofts have sold quickly. Now it's on to the next space where I actually plan to stay for a while.

Thanks for the input! I really like the printers building, great subtle details, windows and almost all units have balconies which is a requirement for my fiancé. I just want to make sure place is right along with the timing and the deal as we will probably be there for a while (until we decide to have kids).



For those who have lived in the building how is the sound proofing between units and floors? Any other little annoyances or anything you found after moving in? I know when I moved into my rental loft I didn't get any sleep the first few days as the elevator was right next to my bedroom wall and that little, seemingly soft, "ding" going off every few minutes got to be aggravating, however, I got use to it quickly.

^ Stay after you have kids - at least until they are in school. And even then you have good options. There's no reason children can't be raised in a loft.

Anyone on the forum live in the Printers Lofts that can give more recent feedback? There are a couple of interesting units that have dropped into our price range.

PM me as I was one of the first to buy in this development. I lived there for about a year and a half before I sold my place and ended up back over there for another year renting as I was waiting for my condo at the Syndicate to be built. I know all the floor plans very very well and there are some really nice ones in the development.
