St. Louis Area Office Property Snapped Up for $92M

The Plaza in Clayton, a 325,000 square-foot office property in the St. Louis, Mo., suburb of Clayton, has come under new ownership, courtesy of a $92 million transaction. KBS Real Estate Investment Trust now claims the five-year-old property as its own, having acquired it from THF Realty Inc.

Not sure where to put this but anyone know anything about the major vacancy at this building. I know Dstl gets hard with media coverage about vacancy, but this building is practically empty?

Husch Blackwell and Ernst and Young both left over the last 18 months for shiny new boxes.

I believe Husch went to Forsyth Pointe and E&Y went to Centene.

I’ve heard Brown Shoe linked to this building on more than one occasion…but I’ve also heard about some things ongoing at their existing campus that leads me to believe there’s a good chance they’ll stay put in their existing facilities.

I know someone that worked in the building pre-pandemic. She said it was dark and the HVAC was atrocious.

We could probably stand to update a few topic titles around here ;)

I wonder how easily this one could convert to residential.  Like most office buildings, probably pretty difficult…but might be a better course than hunting for office tenants.  Especially if it’s nearly empty.

Major gut work occurring in 190 Carondelet tower. Floors 5-11 it appears. No indication what it's for.. whether that's just refreshing the floorplates for modernization or if a big company is coming in. Also catch scaffolding going up across the Carondelet entry point.

Lathrop law firm is moving from the Pierre Laclede building next summer. Doesn't say how much space.

26 lawyers on their website in STL, so one could assume at least a full floor.
