I'm not sure how you'd define dangerous, but certainly you'd lose if it were based on homicides the past few years. Two things we do well are murder in the city and sprawl in the burbs.... we act like we're much larger metros on those two fronts.

And I agree with vollum, things are what they are and we can be more like Boston and Minneapolis or not. We just have to move forward and capitalize on our strong points and confront our challenges.

I was able to drive up to this neighborhood last week. It really does look a lot like Clayton. It looks like they are doing work on the pond and bridge. This is the hidden gem of north county.

Pinterest has some cool photos of Pasadena Hills. Houses for sale currently range from $100,000-285,000. This area is THE hidden gem of St. Louis/ St. Louis County. Very cool architecture in a safe, family friendly neighborhood.

^^ sounds good! With your location I'm sure you could add some good perspective on things related to your larger neck of the woods such as UMSL related issues and NoCo Metrolink expansion, etc. or whatever else floats your boat.

If anyone's interested, there's an open house on Sunday (21st) from 1-3. This house has such a cool location, facing the largest ravine/park which has a large pond. No, I'm not selling the house, but I thought if people are interested in taking a look, I'd pass it on..

That house is gorgeous. Is Pasadena Hills completely gated?

It is not fully gated, but almost all the gates along Lucas & Hunt are closed. You can cut through off Lucas & Hunt at Pasadena Blvd. into the neighborhood. The main gate/entrance is on Natural Bridge. It's the tallest gate to any neighborhood in St. Louis!

OK, so this house isn't in Pasadena Hills, it's in the neighborhood slightly to the west, just west of UMSL. It sort of reminds me of a neighborhood in Ladue. This house is only $219,000! Granted, you'd have to send your kids to private schools, but again, I still think Pasadena Hills, Bel Nor, and Bellerive Acres are the best value for houses in St. Louis, if you're considering proximity to the central core of the region. This area is only 10-12 minutes from downtown and 10-12 minutes to downtown Clayton. We love Pasadena Hills and haven't thought twice about moving from the immediate center of the central corridor. These neighborhoods are completely safe, we actually feel safer here than we did in the CWE, not that that area is unsafe by any means. Just thought I'd pass this along..

This house has to be one of the cooler options in St. Louis for the price- only $247,000! This neighborhood is amazing and 100% safe. For people considering areas around Tower Grove, Lafayette Square, U City, Clayton, I don't think you'll find a better deal and a more attractive house at such a low price. Again, i'm not involved in the sale, but I just love this neighborhood!

^ Nice house but depends on what one's priorities are.... if you want a lot of house in a quiet, leafy neighborhood this certainly would be attractive... a similar home say in Compton Heights would go for much more. But for $250K, something in TGS or TGE will buy you a whole lot of awesomeness by being able to live not only in nice digs (not as nice as that for sure but nice) but also in a truly walkable, vibrant neighborhood.

Amazing? Perhaps. 100% safe? Of course not. Let's not get too carried away with this thing.

I've heard it's actually pretty safe. I guess nowhere is 100%.. whatever. looks like a cool house.

I spend a lot of time in both places. Comparing the two areas is a little hard. TGS is vastly larger and lacks the housing stock and yard sf of Pasadena.

Also, Pasadena Hills is incredibly safe and highly stigmatized. TGS gets very dicey in several spots. Like squatters living on the back porch of vacant houses dicey. In reality, the perception of one is better than the other for no other reason than racism, but both areas are being rehabbed, which is what I love.

I agree that is a beautiful home but relatively speaking $130/sq foot isn't cheap by any means. Here is a much larger home for 309k in TGE priced at $107/sq foot and you're close to everything....
