Park Place at Vlasis - Ballwin

Ballwin approved zoning changes to allow a 7-story, 196-unit apartment building off Manchester Road.  2,090 sq ft commercial. The development will be across from Vlasis Park.
I'm not an expert at reading plats but it looks like 244 parking spaces, only 9 of which are "surface."  The others are in the first two levels.  This part of Ballwin falls sharply away from Manchester, so those parking levels are essentially below grade w/r/t Manchester.

NIMBYs feel like they've been sold out. HA.

It's the suburbs and looks decent considering the location.

^ I couldn't agree more.  Not bad looking and it's nice to see Ballwin embracing something with a higher use than single family subdivisions.

I don't envy anyone living along that stretch of Manchester Rd - if there's any place here that resembles LA traffic it's Manchester between Ballwin and I-270. So. Many. Cars.

That said, yes it appears to be a very nice development and a good use of the property.

Too bad. That was a nice proposal.

I took a look at this one a ways back.  The original developer made a bunch of concessions to get the rezoning through that were written into the ordinance, so any change to the plan needed to go back to the Ballwin City Council for approval.  Given the initial reluctance to pass it in the first place and some changes on the council that was virtually impossible.  Those concessions made the project unfeasible.  High parking ratio, limited number of units, required ground floor retail, and large unit sizes, if I remember.
