I wish I was buying a condo, but I'm only 18. I am an Urban Affairs major, so the city is my life basically. I love it.

And no, xing goes to the Chicago Art institute (I think I have the name correct). 1818 is through SLU, and offered in St. Louis area high schools. All you have to do to get credit is get a C or above and pay about $44 a credit hour. Pretty good deal.

Pattonville and other north county high schools participate in credit through SLU.

Funny how the Parkway's and Rockwood's are through UMSL and community colleges, hahaha, take that upper class west county!

12 SLU credit hours> English and History.

Today, Saturday, my planning class did a neighborhood tour and analysis of the CWE and I was surprised at not just how quickly the parking lot for Park East is being destroyed but also all the streetscape improvments from Euclid and Marland Plaza/Maryland Avenue to that street that Left Bank books borders on the northern edge. Many new 1920s styled red or pink granite streetlamps/posts, and other changes.

What are the weaknesses and threats to the Central West End?

I ask because I see so many strengths and opportunities in the CWE, but those make the problems hazy and hidden.

Not Apparent or easily identifiable

No, in high school we were given the option to take 1818 classes with SLU credits. I study art at the School of the Art Institute of Chicago. I graduate in May.

I was at the site every day last week, and I have noticed the whatever was there before the parking lot was used as backfill for the site when it was demolishes. There is even an old concrete foundation there still. This has made excavation a little tougher than just digging dirt out. On Friday a rock crusher and seperator was delivered to the site. Hopefully this won't slow down work too much. I would assume they knew about this.

Btw, does anyone have any pics of what was there before the parking lot?

I went in today to say hey to my sales rep. and she told me she would be taking photos of the site and would post photos of the progress of the work weekly (fridays). Just thought you would all like to know

Although, I don't remember her saying anything about a webcam :?

I assume they will be posted on the Park East site? Sounds good.

And also, they will be placing banners around the construction site showing off the views one would see from the building. Cool idea, I thought.

PostMar 14, 2005#108

The folks at the Park East just sent a photo to the future owners of how the Park East construction progress is going (guess they're not going to place it on the Park East website). I'd love to share if someone knows how to insert a photo in this thing.[/img]
And sales are also up to 65% (up 5%). I'm sure that will quickly increase since construction has begun and as spring brings along nice-warm-house hunting weather

Xing:

Congrats for making through college. I can't wait until I finish, but it has been so much fun and it has gone by too fast (my first year anyway) that I kind of want it to last. Anyway, what will you be doing after graduation?

anyone know if there are any plans for the rest of the parking lot? Or is that going to be part of the project?

I'm not sure if I understand what you mean. Are you asking if just what they have excavated is for the tower? The whole Parking Lot will be used for the Park East. The digging is only in that spot currently, because there is an old foundation that actually outlines that hole, and the old building debris was used as the backfill in the hole. They are crushing up what they dig out and using part of what they crush as the base.

Some one needs to send emporis(Skyscrapers.com) a rendering and a pic of the site.

From what I have heard, the building will only take up half the parking lot. Surprising to think that such a large building will only occupy such a small space, but after asking several times, I was assured that it's true.

I think it will take up more than half the lot. Remember that there will be an attached parking garage that takes up the first four or five floors and protrudes out either on the side or in the rear of the tower. It is a massive project.

The parking garage will not actually be just attached and will not protrude from anywhere. It's an indoor garage and it will be on the first few floors in the building itself. They placed the garage on the lower levels so that all the residents are able to be well above ground.

I stand corrected. Thanks for the clarification.

Based on the renderings, it looks like streetfront retail will span across the entire east side of the site. Is that accurate?

From the floor plan of the first floor of the building, a large portion of the first floor (almost half of it) will be devoted for retail space. And yes, the space is on the eastern side of the building. However, how many merchants or who they are going to be is still in qiuestion.

so the eastern part will run along Euclid, the southern part will run along Laclede, will the western edge reach all the way to "South Ct" or will the northern edge reach up to Buckingham? Just to get an idea of what the parcel that's left over will look like (i.e will it be developable or might be turned into a small park or something). It would be cool if once this project is done there is enough space left over to put in another building next door (not as big, but atleast to fill in the space).

edit: looking at the floorplan it seems like it probably reaches to South Ct, leaving a rectangular parcel open on the north side, does that sound right?
