Cook plans new retail center for Hyde Park neighborhood

St. Louis Business Journal - February 2, 2007



Developer George Cook is planning a new strip retail center in historic Hyde Park, north of downtown.



Construction will begin this year on the 13,500-square-foot Hyde Park Plaza, to be located at the southwest corner of 14th Street and Salisbury.

Being in Bosley's district this will probably involve razing historic buildings. I'm sure the design of the strip center will be cutting edge suburban.

Hyde Park is OFF THE CHAIN. I drove around the neighborhood this weekend. Does anyone on the forum live in this neighborhood? I want to buy up all the houses surrounding the park to preserve it. It's my nightmare that Bosley Sr. is in charge. Does he really encourage the demolition of buildings in this area? Is this neighborhood not on the historic register?

I want to buy a home in either Hyde Park, ONSL, or St. Louis Place and fix it all up and stuff. But, if ONSL keeps up the momentum I might be priced out by the time I get through college. :wink:

I don't know if anyone has been by this site, but the dev't company has a rendering of the center on site. I've only driven by, but it looks pretty urban and on-street to me. In fact, it appears they're renovating the corner storefront at 14th and Salisbury and incorporating it into the development.

Hyde Park is probably where I may end up living. I hear Bosley is personally demolishing Bethlehem Lutheran with a sledge hammer. He is supposed to start tomorrow at 3:00 PM after his new used mattress factory opens.

I just got back from the eye doctor so my eyes are dilated, so this could explain my reasoning. But while looking at the rendering, trying to tell if it was on the sidewalk or set back, I can't help but notice that it appears to be perched on a cliff.

Maybe the plan is to rebuild one of the Cahokia Mounds, and put the plaza on top.... Sorry, couldn't resist.



Hyde Park definitely has good Historic Stock too. Great Buildings for rehab.

The existing two-story corner building is proposed for rehabilitation in this project, while a two-story residential building to its south is proposed for demolition to create an entrance to parking in the rear.



Such entrance could easily provided by the existing low-traffic alley.

This project looks off the table. The big "coming soon/now leasing" sign is gone, replaced with a For Sale. Sadly, this economy sucks. Happily, the Crown Square / 14th St project is going full steam and will provide us with a business area soon. Northsiders constantly run into each other at S Kingshwy businesses since we can get to them with a quick run down 70/44. Can't wait to spend more money IN the neighborhood!
