Developers are hoping to renovate this empty school building for 37 market-rate apartments, along with 10 attached townhouses.

The zoning needs to be changed from "Public Activity District" to "High Density Residential". That might put the neighbors off (mostly single family houses), but since the site has been vacant for years, and the proposal calls for market rate units, I think it's got a chance. The U City Department of Community Development has recommended approval. I live a couple of blocks away, and hope it moves ahead.

This rehab (another Ittner - designed school) has all it's approvals, and the developer hopes to start work this Summer:

"Meanwhile, he’s close to starting on another Ittner-designed school rehab in University City, the closed Nathaniel Hawthorne Elementary at 1351 North Hanley Road. He hopes to start on that $6 million or so rehab this summer and have the 35 units and 12 detached town homes ready for tenants by the spring of next year. That school, on the National Register of Historic Places, was completed in 1931 and closed by University City schools in 2012."

This project is starting to look good (surprisingly hard to get good photos, though). The townhouses are nearly finished, and the main school building looks great outside. I bet the apartments are gonna be really cool (just look at those windows!).
