There is a $4 Million renovation planned for this building in Old North St. Louis. Dr. Wahied Gendi is the developer. His company is W&W Real Estate. No final usage has been determined but according to the press release, he is seeking input from Old North’s residents regarding potential usages. The building is over 150 years old.

Any chance some of the other blighted buildings surrounding this one get fixed up? 

The new NGA is about a mile from this building.

I spent a lot of time talking to the buyer while he was looking at it and he tossed out a wide variety of ideas. All good, but all expensive in this building. $4 million is probably a little low as that is what estimates came back at for white-box commercial about five years ago, but he is prepared for an expensive project. Whatever happens, I am glad the building is in responsible hands and that ONSLRG was able to get some cash back out of it after sinking much more than the sale price into keeping it standing since 2006.  12 years of my life is into that building, so I want a happy ending for all.

As far as the buildings and land around Mullanphy, much of it is owned by McKee. So, no, nothing at all will be done.

I would think, with proximity to a downtown that is revitalizing itself, and to NGA, that the blank canvas of land around Mullanphy would be an incredible opportunity to create a new, urban corridor in St. Louis. 

But, yeah, McKee isn't going to make that happen. I think the only thing he's built is a gas station and grocery store with suburban-style lot.

The buyer was very upfront that this will be a long-term project. He has been doing some cleaning out of the building lately.

I drove past this building yesterday and am amazed it is still standing.

I see the two buildings across the street from it were razed.

I visit my old neighborhood once or twice a year (I lived on Tyler Street, several blocks northeast from the Emigrant Home). On my last visit several months ago, I noticed that while the front of the Emigrant Home still looks in good shape, the back walls have collapsed in the middle, exposing the upper floors to the elements. The building appears to need immediate attention to save it (maybe more cinder blocks as were added to its southern walls some years back when strong winds knocked down that side)?

Demo permit issued. This will get CRO/PB review. It's in the Mullanphy National Historic District.

Such a shame, especially considering it was stabilized a few years back. I'm not surprised though, I drove past the other day and you could tell it wasn't long for this world.

There was a collapse of the interior framing a few years ago - I wrote this one off at that time - Still a shame to lose.

What is more concerning is that there is a firebug out there doing this for fun
