There is a project being proposed for the Northeast corner of Morgan Ford and Juniata in Tower Grove South. Word is the project scope is 27 apartments and no incentives will be sought. AHM is the developer of this per a Facebook post.
Assuming I'm not directionally challenged, I'm assuming this means that corner home will be torn down for this and not the 7 Eleven? Having said that, no idea what kind of shape it's in, and the density is welcome.

^Last I heard, the owner of the 7-11's price-tag is very very high which has made it a tough sell... Doubt we'll see that thing redeveloped until its no longer a successful quick stop.

Maybe I'm alone, but those seem to be some pretty handsome buildings. I don't mind seeing new apartments built in the neighborhood, but do we need them exactly there and is there a better option?
I'd love to see them use the neighboring garage as the foundation for something like that. I'd be in favor of putting it across the street from about 3141 through the parking lot. Basically move this project 100' in almost any direction and I'm onboard, but as it stands I'm honestly not quite.

^Not alone, I'd like to see the design first before supporting the project (to the extent that my opinion matters at all lol). More so than other streets in our beautiful city, I think Morgan Ford has a lot of ugly buildings and I wish this project weren't built upon some of the nicer ones.
Here are the 4 buildings in the proposed footprint. The Salvation Army owns the 1-story garage next door.

Kyle Howerton is part of AHM, so that parcel is definitely included. Let’s preliminarily scratch 3144 from the lineup. So we’re looking at 3146-50 Morgan Ford as the project site. Tight site. Looking forward to seeing images for this one when it comes out.

It would be a damn shame to lose those two historical and granular retail structure. I would hope this new building has at least three retail bays to make up for it.

I'd love to see something across from the park that meets the park's and strip's needs much better than a used-auto lot.
My hope is that we can see the strip pushed further south this decade as well.

It seems to come up for sale every other year for the last 15 years and either doesn't sell or is bought by another used car dealership. That is a solid structure. No retail space is a bummer but gaining 36 new apartments in an $11 million investment with no tax incentive is a huge win. Immediate approval in my view

^ Easy for me to say, but wish there was an easy way to add another floor and make the second one parking if required. But I understand it's not my money. Haha. At least it looks nice and clean, blank wall notwithstanding.

There's a bit of pushback for this project on the FB neighborhood page (as expected), so if you are from the neighborhood and support it the AHM group is presenting on March 15th at 6:30pm at Oak Hill Presbyterian.
