$1.5M building permit application summited for 6-unit multifam at 4302 Arsenal at Morgan Ford. Seems to be a low dollar amount and number of units given the asking price for the property was $800k. It looks like the owner works for Rustic Reformation Design. Anyone familiar with them?

Maybe typo…16? That would be $50k/unit (still high) but maybe they are going to be condos or high end?

It's unbelievable that a used car lot faced one of our city's most treasured parks. Residential is going to look and work so much better there.
I'm hoping to see far more development up and down that entire corridor.

^they were still working on cars as of yesterday... I wonder if they have a date they are working up to...
Also - 3182 Morgan Ford Rd has needed new windows for quite a bit - should finish this week, i'll post pictures of the updates... I think I heard this place got new owners recently too.

^ I hadn't noticed before that the construction permit application for that Arsenal at Morgan Ford site is for "detached" units. Trying to figure out what they have in mind.

I just noticed today as I drove by so I'm not sure how long its been like this, but all of the cars from the dealership are gone and the signage has been removed from the building. Only a lone SUV sitting inside a locked fence - hopefully this means we're getting demo and construction soon.
How have we not seen a rendering on this one (or maybe I missed it)?

Hope its not the case, but have driven by this one and the one at the corner of Arsenal and Kingshighway for years and there have been for sale signs multiple times, and they will clear the lot of cars and then refill it when the new used car owner comes in.
This seems to be more "real" this time so keeping my fingers crossed, but removal of cars itself isn't necessarily a sign.

^ As there are no design standards in TGS and the auto shop/sales building is non-contributing to the Oak Hill historic district I don't think it has to go before the Preservation Board. Same as the old car wash that made way for the 3172 Morgan Ford building, where I believe just CRO staff reviewed it.
Couldn't use the alley instead of a curb cut off Morgan Ford?
