^ As there are no design standards in TGS and the auto shop/sales building is non-contributing to the Oak Hill historic district I don't think it has to go before the Preservation Board. Same as the old car wash that made way for the 3172 Morgan Ford building, where I believe just CRO staff reviewed it.

I’m not sure the obsession we have with breaking up massing of gentle density. I don’t understand the trend of alternating cladding of different materials. Also, dont get the trend of grey brick. If not going to go classic st. louis red clay, might as well use color. I hate when people commit atrocities of painting over actual beautiful mason work, but if we are going to go with these grey brick facades without masonry details, then I will be fine with people painting these grey facades later to create a more vibrant street facade.

There is actually a collection of siding homes on Arsenal to the west of this site, which is quite rare for south city. Not sure the history of how that happened?

^Saw some digging being done on this one that seemed to have happened yesterday - right in front of the current building.
There is no alley behind the property. There is a building just to the south which breaks up an otherwise continuous alley between Grand and Kingshighway.
You'd probably rather have people turning on and off of Arsenal at the Morgan Ford signaled intersection than an alley directly onto Arsenal 100 feet from an intersection with a turn lane and bicycle lane.

Was it once a gas station? Maybe getting the underground fuel tank. Yes. Helps to have a environmental consultant with experience in the actual clean-up and this program. Wouldn't try to go it alone. Fees for the consultant can be part of the claim.
