Has anyone heard anything about these lofts? I cannot seem to find any comments about them.

Several of the people on this forum (if you really want to know who, just look at the moderators) went to a Skyscraperpage Forum meet last May. We ate at Kitchen K, which is in the building, and then went up to one of the lofts which is rented by one of the people that was at the meet. The loft was really nice, but the roof deck was even cooler. It had some awesome views. Kitchen K is really cool too. I haven't been into Lee J's yet, but it looks nice from the outside.



Xing or CityLover could probably post some pics. I have some pics, but that would require scanning, and I just don't want to do that. I wish I would have had my didi cameras then. Going off on a tangent, but we are really due for another meet.

I have had the pleasure of touring these lofts many times and have to say they are fabulous!

Nicely appointed, great building, very open and bright and wonderful Washington Avenue streetscape views.

Huge open deck on roof and spa and gym free to residents.

The staff couldn't be more great either.

Thank y'all so much for your input. I just checked them out this morning. It was to die for!!! I especially enjoyed the workout room with TVs. The only thing that shocked me is that it does not have a pool (or does it? I didn't ask). There is only one thing stopping me from moving there: Where in the world do I walk my dog?!

^Outside on the streets. A dog park is going to be built in Lucas Park also allowing for unleashed dogs inside its confines.



I don't think it has a pool, but it does have hot tubs.

A test case for the downtown rental market, the Merchandise Mart Apartments at 1000 Washington Ave., has refinanced $23 million in debt, the total debt remaining on the project. Developer Historic Restoration Inc. (HRI) is taking advantage of lower interest rates that are now available as its occupancy and rental rates have stabilized nearly three years after opening.

A few tips:



1) If the lease says X, she can't do Y. And she can't evict someone who is doing X. There's no way a judge would sign off on that.



2) If residents are loud, i.e. loud music at 2:00am, call the police. And when they do it again a week later, call the police again. And again. And again. The cops just love to have to keep coming back to the same place.

There are no Section 8 units at the Merchandise Mart. It's comprised of only market-rate and tax-credit units.

And why was my message removed? All I did was provide information that not all downtown loft apartments have low income units. Fashion Square, Vangard and Grace are among those that do not have low income units.

Milwaukee-based Mandel Group Inc., which acquired the Merchandise Mart building in late 2016, says it has rebranded the property as The Lofts at 1 Thousand and plans to upgrade the entry, lobby and office as well as create new amenities areas like a coworking space, a clubroom, rooftop terrace and "dog run." The company declined to disclose how much they plan to invest in the building, at 1000 Washington Ave., but city records show the Mandel Group received a construction permit valued at $650,000. 

The firm has tapped E.M. Harris Construction Co. as the general contractor, and Engberg Anderson as the design architect. Renovations are expected to wrap up in March.

^Why the heck does everyone find it necessary to rebrand buildings? To my mind this is nothing but the linguistic equivalent of a tacky reskin. And that, in the end, is why I am so reluctant to acknowledge them. In the end, most of them look dated just as quickly as their built equivalents. Just leave an honest name well enough alone for once. Yeesh!

I wonder if they ever fixed the ventilation in this building.  I lived there in 2011 when Stanley's Cigar Bar opened on the ground floor.  I could always smell cigar smoke in my apartment on the 7th floor, and I wasn't even directly above them.  It drove me crazy.  The walls were also terribly thin, and I had to listen to domestic screaming matches from my next door neighbors on a weekly basis.  Definitely wasn't the best experience, but it had some perks being on Wash Ave during its heyday.

^The original development received LIHTC, so the composition was at least 40% low-income units. And this building had very poor management for a long time.

All of the tax credit requirements will have expired by now. So, the bulk of the renovation is likely the upgrade of these units, along with a sorely-needed refresh of common areas. But the building has developed such a bad rep now, I'm afraid it's going to take a lot more than some cosmetic changes and a new manager.

I wonder if we will see additional WashAve Loft Buildings renovated over the next several years. I'm sure it's already happening, but the Merchandise Mart renovation is the first I'm hearing about one happening.

Even in this housing market downtown lofts are crazy cheap right now for what they are. Wish I could convince my SO to buy in, but alas, she wants a yard and is afraid of earthquakes.

Merchandise Mart was the first large apartment restoration project, so not surprising it's the first to be redone. Any of the other apartment projects done in the early-Aughts boom are due for a renovation, especially since many of them were done rather cheaply, i.e. bare loft space with no amenities...

Of course a lot of the buildings done along that stretch were loft condos. Offhand, downtown, the only other large apartment projects I can recall which used LIHTC around that time are the Cupples buildings, the former Days Inn, and maybe the ArtLofts? Those will all be due for a redo soon...

I think all of those buildings will get renovations.

I think NGA and the upcoming tech district just north of Washington are going to breath life down this corridor again.
