Daniele hotel in Clayton to be rehabbed

Conrad Properties Corp. has the Daniele Hotel in downtown Clayton under contract for $3.5 million and is planning a $13 million renovation.



In conjunction with the hotel purchase, Clayton-based Conrad Properties created a hospitality division. CPC Hospitality will be headed by Robert Willard, general manager of Conrad's Clayton on the Park on Bonhomme Avenue in downtown Clayton.



Conrad is redeveloping the 23-story Clayton on the Park hotel and residences into a luxury, independent-living facility for seniors.



While the Daniele, 216 North Meramec Avenue, will be the first hotel in the Conrad division's portfolio, Conrad is looking for more hotels, said Craig Saur, the company's president. Conrad intends "to become much more active in the hotel management business, both in St. Louis and elsewhere," Saur said.



The 82-room hotel will close Oct. 15, said Amy Moss, sales and marketing director for Conrad, the same day the company plans to close on the deal.



The plan is to "dramatically alter the facade and add a fifth story to the structure." The rejuvenated Daniele will have 120 rooms, Moss said.



The interior of the 75,000-square-foot building will be gutted and rebuilt with new, contemporary furnishings, fittings and finishes, Saur said. The renovated hotel will offer bar and meeting areas, a limited-menu restaurant and free Wi-Fi throughout the building.



"It's a great opportunity for redevelopment in a great location," Saur said. "The boutique select-service hotel is a fast-growing market, and a number of hotels are coming out with a brand like that: targeting the young business traveler."



Conrad may try to brand the hotel under one of the major hotel chains, Saur said, but he wasn't sure which one.

Just to be clear this is Conrad Properties. The Daniel IS NOT going to become a Conrad Hotel, which is the highest end of the Hilton family of hotels.

$60 million apartment and office complex planned for Clayton

A Clayton-based developer wants to build a $60 million apartment and office complex at the north end of downtown Clayton.



Conrad Properties Corp. plans to build two buildings, one with 130 luxury apartments and the other with 75,000 to 80,000 square feet of office space, said Craig Saur, president of Conrad Properties.



Conrad owns one property at 215 North Meramec Avenue in Clayton and has three other adjacent properties on Meramec and Pershing Avenue under contract. The four sites presently house office buildings and a 10-unit apartment building. Most of the apartments are on a monthly lease, Saur said One building is empty.



The apartment building will have 10 stories and the office building, four. The apartments will range from 750 to 1,300 square feet and rent for between $1,500 and $3,000 a month. The apartments will include 30 to 40 suites that will be leased long-term to companies.



Conrad decided to build apartments instead of condos partly because the condo market is weak and also to capitalize on the growth in Clayton real estate values, Saur said.

Good to see Clayton remaining competitive.



Concentrated growth attracts more growth and spreads it outward.



Nice to see Conrad proposing more construction again and fulfilling a gap such as long-term leased apartments to companies. Sorry to the extended stay hotels I guess.

LOL! Funny, I hadn't thought about it. But yeah, that's a lot of units for 10-stories.



Wonder if Conrad can stretch it up to 20-25 stories? :)

^ This area has some rather bulky, low-slung office buildings. I imagine that five stores would fit in well while something taller may look out of place. I'd be in favor of more (tall) development within the Clayton CBD and not spread too far north on Meramec.

Is there some kind of high restrictions that Clayton imposes on these buildings. The Plaza in Clayton is the tallest building, but everything else seems to be all around the same height except for the 7s building. You'd think with land becoming a premium and scarce in Clayton they would build taller. It would definitely make the Clayton skyline more attractive with buildings of greater height.



I am sure Conrad can do better than build a 10 story residental and a 4 story office building. :?

^ In the CBD yes, but this building will be in a much more residential area, a couple blocks north of Maryland.

Yes it is. The property at 215 N. Meramec is the small brick office building officially called the Continental Building. It used to house a title company and some other businesses, but all the office space visible from the street is now vacant. Right next door is a much larger building (211 N. Meramec) which has the words "Ophthalmological Center" on the front in big letters, but seems to have other businesses in there too. A little further to the south, across the parking lot, is a very small office building (201 N. Meramec) which is right on the corner of Meramec and Pershing. This also seems to be mostly vacant at the moment. These are clearly the three office buildings that Conrad has earmarked for demolition.



I'm not certain which apartment building is referred to in the article: there are two possible candidates. To the north of 215 N. Meramec on the other side of a small parking lot is an apartment building called Clayton Square (225 N. Meramec). Acquiring this building would give Conrad the entire block of N. Meramec between Pershing and Kingsbury, and a nice rectangular area on which to build. The other possibility is the Clayton Towne apartments (8015-8017 Pershing), which are just to the west of the 201 N. Meramec building. As the article refers to properties "on Meramec and Pershing", this may be the one targeted for acquisition, since all the office buildings are officially located on Meramec (though 201 N. Meramec has doors opening onto both streets).

It was in the Business section. I did cut it out and saved the photo, but I don't have a scanner, and wouldn't know how to post it anyway. Sorry.



It's a fairly crude rendering, and it looks like half of the tower is cropped out of the image. One story brick base on both buildings, mostly glass above. A few small balconies. Very square. Nothing dramatic.

Hotel Indigo will make its St. Louis debut in early 2009 when CPC Hospitality, the hotel development and management arm of Conrad Properties headed by senior veeps Robert Willard and Kurt Furlong, completes its $13 million renovation of the former Danielle Hotel at 216 N. Meramec Ave. in Clayton. The boutique hotel chain, established in 2004 and with 12 other locations nationally, is part of Atlanta-based InterContinental Hotels Group. Rosemann & Associates is architect and interior designer and will boost room count from 84 to roughly 120 by adding a fifth floor. Also coming, a watering hole called the Golden Bean and Phi Bar. GS&S Inc. is general contractor.

Nice. I bet Clayton could fill 150 apartments pretty quickly. Of course, they'll go condo after the market rebounds.
