I don't know much about it, but there was a board bill for abatement submitted earlier this year.
Renovation is going full blast. I'd really like to know if these are going to be market-rate, rent-assist, or what. Very cool building; let's hope they don't muck it up.
Workmanship not the greatest, and they painted the back unfortunately. City wouldn't let them paint the front but they wanted to.

That stinks, haven't been by in a month or so.

Well, that looks painted to me.
Thanks for the pics

Yep. Too little contrast now. I think it was a pretty cheaply done renovation, watched it crib the beginning.

Is it market-rate or rent-subsidized, or both? I think it looks pretty cool. this has always been one of my favorite buildings on Delmar- reminds me of “Good Times” or something. It was in really rough shape a few years ago, so I’m glad to see it spruced up, even if on a limited budget.
In a way, I'd argue that it didn't appear to have a whole lot of contrast previously either. In the picture, I think it looks ok too, but haven't seen it in person.

^^ market-rate; and a bump up from pre-rehab rents.... starts at $650 for a studio.
The horizontal windows stick out to me in a not so good way. I don't know if the paint job just makes them more obvious and or for that matter anything you do is no win situation.
Take out those windows to make them more vertical and it makes a big difference IMO. However, would mean a substantial increase in cost as well as bump in rent rates. So I see the trade off made in minimizing changes in windows and structural work to exterior in order to keep rents within a price range for specific area..

It doesn't look that bad actually. The units are nicer than I imagined them to be. I guess there was a certain flair prior to the renovation but the building looks new and clean again. Hopefully Delmar Divine starts soon to continue sprucing this area up. It's relatively intact.

Yeah, it looks a lot less drab with the bright paint IMO (though admittedly the actual paint work itself looks pretty sloppy). Overall, it has a nice clean and fresh look now.
I am in the camp of not hating it. Reminds me of a lot of those cool old apartment buildings in LA.
I'm oddly in love with the remodel.
Also, a 2-bedroom for under $1000? Awesome.
This will be a good stretch of Delmar when Divine is done

The color choice for the plumbing fixtures, cabinet hardware, and door knobs is awful. The "gold/rose gold" fad that is popular now is already on a downturn and IMO is already showing age. It was popular in the early 90s, and faded quickly. They should of gone with something more muted and less flashy. Can't go wrong with brushed aluminum.
