Two side-by-side properties in Tower Grove South—one a mixed use building located at 3731 McDonald and the other a four-family at 3727-29 McDonald—are under rehab by Garcia Development.
The mixed use property’s estimated project cost is $60,000. The four-family will become a single family with a $100,000 rehab.
Four-family to single family?!
While I do appreciate the rehab of our built environment I think such de-densification really is not how we ought to be rehabbing. We'll never have a population increase if these practices are used on a large scale (thankfully, this is the first I've heard of a four family becoming a single family however). Part of the value of our historic building stock is its inherent density and I think projects such as these do more to damage than good.
