Anyone know what is going on just south of Manchester on McCausland, next to the strip mall? It is the area between the strip mall and the railroad tracks. Lots of construction activity and dirt moving. It may just be rail or sewer work, but it seems like more than that.

^Seems like a small footprint for a self-storage operation. Not to mention, there is a large one 2 minutes down the road on Manchester. Guess there is a big demand for storage in Dogtown.

"We could never have done in St. Louis what we're doing here in Kansas City," said Hagedorn, who founded NorthPoint in 2012 and already has guided it to $1 billion in completed development projects.

Why? Because St. Louis isn't a hotbed for entrepreneurship like Kansas City, the 34-year-old developer said.

"There's a lot of generational wealth in St. Louis," Hagedorn said, "but all of our (individual) investors are self-made. Guys like Dave Cummings, Jim Ferrell and Joe Brandmeyer are all successful entrepreneurs who were willing to risk huge sums of money on some kids like us with no money."

Guess that's why St. Louis' startup, life science, and ag-tech sectors are getting way more press than whatever KC has going on. Sounds like Mr. Hagedorn is a little bitter.

To be incredibly honest, I wish that project were in Kansas City with Hagerdorn. I see little merit to it beyond ground cover. Not that it'll be sitting on a lot that's been terribly productive in a long time.
