They're really making good progress on this project - I drove by yesterday and it looked like in addition to the building fronting Missouri, two other buildings are pretty far along behind it. I guess they're going to build the second building fronting Missouri last, so that they can have total access to the western portion of the project. The Centennial Ice House on the other side of Chouteau is coming along nicely as well. Driving north on Missouri from Park, I almost forgot where I was - it looked totally different!

I am a recent STL transplant currently living in the Central West End. I am seriously considering buying a unit in Lafayette Walk. I don't actually know that much about the area but it should be convenient for me working at SLU's medical campus.



Any advice about this development or Lafayette Square in general?

Anything that should concern me?

Sort of a rising area(the edge of Laf. Sq). A short easy walk to Lafayette Park, and the business district in the Square. It's right off of Chouteau, which isn't the most beautiful of streets, but being that close to work, and that close to the Park...as well as less than 5 minutes from downtown events...I'd consider that a definite plus.

And you've got the Eads House and other buildings being renovated on Chouteau, the Gast House, and Vin De Set across the street. I have to think it's just a matter of time before the Praxair site is redeveloped too, so Lafayette Walk's immediate surroundings are only going to continue to get better.



We checked out the LW townhomes, and they're very nice. I'd love to have that basement media room.

I visited Lafayette Walk a few weeks ago. They are are kind of understated from the street, but really gorgeous inside. They also seemed much bigger inside than they looked from the street. They have built 4 of the 6 buildings and are sold out of 2-bedrooms for immediate occupancy. You can still get a 2-bedroom in one of the buildings that haven't been built yet. I think it's cool that there are 2-car garages for every unit - rare in Lafayette Square, especially at this more reasonable price point. The sales lady lives in the neighborhood and was very helpful.

Lafayette Walk was a good idea that went over board. I think the exterior brick work looks fine but they tried to put too many on that plot of ground. How a resident can park a car in their garage is beyond me. What's up with the street that doesn't meet. There is a 9-12" difference in the elevation from one side to the next. Have you noticed the need for a commercial garbage service. I am sure the City said no way on roads that won't support their trucks. Good luck on closing out those final units.

I'll admit that this is a tight site, but I like dense living. The alley is narrow as it is the minimum alley width allowed...but at least it doesn't have dumpsters or utility poles in it. The buildings with the alleys that back up to each other are almost full and I don't think there have been any problems. I also have friends who live in a newer construction townhouse on Laclede in the CWE, and they also have private garbage collection.



The street that doesn't meet isn't for through traffic. It is a fire lane. It is for pedestrian use only unless there is a fire. The buildings off Mississippi are also have fire sprinklers.



I'm pretty close to pulling the trigger on a townhouse here! Sales have been good (I just missed out on the unit I really wanted) and they are getting ready to start construction on another building.

^ Good to hear - if they can develop the Praxair site and fill the Georgian, this will become quite the dense/active neighborhood.

Praxair site will be re-developed...plans are already in the works, and will be presented to the neighborhood in September. It's a huge opportunity for the area, an a lot of thought will have to go into issues like how to address Chouteau, the street grid, density, mixed-use development/retail, etc.

I closed on a townhouse at Lafayette Walk a few weeks ago and love living here! They have sold 21 of the first 25 units and are offering great deals on the last 4 already-built homes. Here are a few of my favorite features:



10-ft. first and second floor ceilings

Solid hardwood floors

Granite kitchen countertops & 42" wall cabinets

Gas fireplace

Finished family room and 3rd bath rough-in in basement

2nd floor laundry hook-ups

Big master bath & walk-in closet

Privacy fenced yard w/patio

2-car garage w/opener

Great location between 1111 and Vin de Set and just blocks from Lafayette Park and several other restaurants/bars/businesses, etc.



If you are looking for a lot of space for the $$$ you should check them out!

Have they stated any plans to complete the remaining units. There is a foundation pre existing and another lot to be started.

The guy from Orchard Development who did our pre-closing walk-through said they expected to begin completion of the building that already has a foundation in "two or three months". He wasn't sure about the final building (facing Mississippi).

21 of the 25 units built have been sold. I saw one of the construction guys last week and he said they should start building the next 6-unit building soon. There will be 37 units total. I believe sales started in Spring of '05 and the first people moved in around March of '06.



I LOVE living at Lafayette Walk. Here's a pic of my place (I have the "alternate" or open first floor plan - The standard plan has a formal dining room in the front and a "greatroom" in the back):
