Didn't hear the KMOX story but the BP station on the corner of FPP and Vandeventer is getting demolished as we speak.
I snapped a pic this morning but can't figure out how to post it.

Didn't hear it either but on Friday Jeff Rainford essentially said on KMOX that don't be surprised if a major international retailer would be coming to the city. Didn't quite say what the colors of that country's flag were

The Schnucks complex always bothers me, because they did a really nice job making sure the side and backs of the buildings match the neighborhood architecture, but then it's offset form the two major roads with a giant parking lot. Every time I see it, I wish they'd inverted the L shape so that the buildings run along Chippewa & Hampton with the parking lot in the back.

I suspect a lot of the residents around here aren't terribly concerned with it, and I don't mean to judge or to paint with a broad brush. But I don't think a super urban environment is a priority in this neighborhood.
This is a few days old, but I would mention that Hampton Village (the L-shaped Schnucks complex) was conceived in the late 1930s and built right after World War II. It's one of the first strip malls in the region, a historic landmark waiting for a Michael Allen to write it up if there is one. The Schnucks side of the L wasn't built until much later (it was originally a National Supermarket), but the part with the Club Fitness and Chinese restaurant date to the 1940s or 1950s.

^And there was originally a free-standing supermarket (Bettendorf's, IIRC) closer to Hampton. That was torn down (presumably to show off all the parking) and the new wing built off to the side.

The lot looked the same in 1971; what's now the Schnucks appears to have been a surface lot. You can see the outbuilding in both of the above shots, but it doesn't appear that it was street-facing either:

Quick questions for the insiders on this topic:

What is the timeline for this project? When would Pace like to have tenants lined up? When do they want to start moving dirt?

Are there any confirmed, interested tenants? Like IKEA & Target, any other ones that have expressed interest?

Does anyone familiar with IKEA's way of doing biz, see any patterns here, that would allow us to predict their next move in this process.

How many obstacles remain, regarding land acquisition, that could slow or derail this project?

Can the Cortex piece of the project (IKEA), exist without Midtown Station or do these developments coincide with each other.

**I'm sure some of these questions have been answered somewhere before or may not even be able to be answered at this time. I think the suspense is killing me. I really want to see this project happen. I do not want another disappointment!

^ Certainly not an insider, but my reading of tea leaves, palms and ouija board all came back with the same story that the Cortex/IKEA plan is pretty solid and close to an announcement while the Midtown Station development is only at the point where PACE feels conditions have improved enough to be comfortable to actively court potential tenants. So my hope is an announcement on Cortex by the end of the year but won't expect anything on Midtown Station for awhile.

I'd expect an announcement in October. These are distinct projects, but IF an IKEA goes in, the retail project across the street will take off very quickly. Pace is talking to tenants and I think people here will be relatively happy - no Sav-A-Lots, etc.

^They are distinct projects, but PACE is working on both or is that not correct? I would assume that Pace would have to see the MAJOR advantage they'd have if IKEA goes in. IKEA alone, will create major traffic for the other retailers.

Alex, what % chance would you put on the IKEA deal getting done? Midtown Station actually being built?
I know it is all speculation, until dirt is being moved, but I just don't have a feel for whether or not this project is close to reality or starting to stall.

Why is Cortex developing the land for retail, when they are a research hub? I assume they want a community that has everything they need in the area.

Cortex does not yet own all the land, but ownership has been shifting, consolidating and demolishing all over the site in recent months. Cortex is the invisible hand guiding that process.

IIRC, retail sales tax within the Cortex TIF zone will be split 50-50 between Cortex and the various governments. That revenue will help fund further Cortex development.

Questions like this should probably never be answered, but... I'd say it's more than 90% (IKEA). The information has been consistent since the piece appeared on nextSTL. Recently the mayor's chief-of-staff was talking about it on KMOX. The P-D editorial page (or more specifically Kevin Horrigan) completely dismissed the idea as a farce after reading the nextSTL story and has now changed his tune and has labeled the rumors "Fair" in his fair or foul column. Then again, sometimes we hear what we want to hear. Hopefully we know more soon. FYI - Laclede Gas owns quite a bit of the land where this development is likely to take place. Their decision on a new (or renovated) headquarters is an interesting piece of the puzzle, though they basically ruled out Cortex several months ago.
