It's not a SLU project, but a developer building apts aimed at SLU students. It's a big project with an ~18mo build time. To be ready for student renters I'd expect something announced later this fall and a summer 2015 opening.
And not surprised about consolidation of parcels at SW corner. Big things are coming, but we've known that for a while.

So will this be an apartment complex, low-rise, mid-rise or tower? I'm thinking they will be going up because of parking needs.

Passed by this intersection yesterday afternoon, and both gas stations were open.

^ Don't know anything about the BP, but the Mobile will be open for a few more months.
So Choteau and Vanderventer is getting a QT?urban_dilettante wrote:Chouteau and Vandeventer? or ANOTHER one?quincunx wrote: Oh don't worry there's a new Quiktrip coming just down the road.

I drove by yesterday and the BP is indeed closed, the pumps are gone. The Mobil is open.

A little off topic, but the Gills sold the Moolah, Coronado and Lindell Towers to Kayne Anderson for $68.5 million this month. Off-campus student housing at SLU is a high-dollar business with national players.

That sale will help other projects get off the ground as it puts a high value on area housing and shows banks there's a secondary market.
Weird... I guess I was mistaken. I definitely saw cars parked in the bays and people walking in and out of the little gas mart on Saturday.Mark Groth wrote:I drove by yesterday and the BP is indeed closed, the pumps are gone. The Mobil is open.

It's the BP on the SW corner of Vandeventer/FP Ave and its definitely closed. If the housing development moves forward on the other corner it won't be for a few months.

The BP was still stocked with merchandise the other night, even though the pumps were gone. I haven't been by during the day, so I can't tell whether the place is still funcioning as a convenience store until they liquidate inventory. (Liqidation would be fast when 80% of the inventory has a sell-by date on it.) It's definitely closed in the evenings.

Also off-topic, but I hope that sale allows them to invest some money in some of their boarded-up/crumbling properties in FPSE. They own a lot of building stock in the neighborhood, and many of them are not well-maintained at the moment.Alex Ihnen wrote:That sale will help other projects get off the ground as it puts a high value on area housing and shows banks there's a secondary market.
Was talking with my neighbor last night that works at Laclede. Said the property at FP and Vandeventer is basically sold and IKEA WILL be the tenant. Didn't know if it was Cortex or IKEA itself that is buying the property. Deal is basically done just finalizing details.
I don't see any reason not to believe it. But take the info for what its worth. Seemed to volunteer the info pretty easy like it was common knowledge.

Huh. I feel like this should be bigger news, if it's true.dmelsh wrote:Was talking with my neighbor last night that works at Laclede. It has likely already been mentioned in this thread, but the used car dealership along Vandy has also closed up shop. Just noticed it yesterday but I'm likely behind.
Yesterday I saw someone pull up to the closed BP station, get out of their car, look in the windows and kind of wave their hands like "What is going on?"

Board Bill 120 authorizes "aestheic enhancements" along Vadeventer from Shaw to Laclede. For Phase 1 -- the three blocks from 40 to Laclede -- the bill appropriates in excess of $1 million in improvements, to be reimbursed from a "third party" funding source.
That's "aestheic enhancements" to the tune of around $350,000 per block.
I'm picturing a big blue halter top with an Ikea logo on it.
