current tenants are a dentist on the east end, sex shop in the middle and the southwest (below that sign) is a medical rental place

The storefronts on the main building haven't been touched yet. Looks like there's still some interior demo and/or staging going on in there. No idea if there are any tenants lined up...

I have nothing against the lonely-sex-addict-with-bad-teeth demographic, but I would rather see a wine bar, a florist and a Mexican restaurant at that intersection.
Or a Kiehls, a Native Foods, a City Greens Market, an American Apparel, a Lululemon, a Teavana, an Aldo etc

It wasn't long ago that Woolworths closed their storefront there after being robbed like five times in two months. Just putting things in perspective.

that's a little (a lot?) presumptuous and puritanical.Presbyterian wrote:I have nothing against the lonely-sex-addict-with-bad-teeth demographic...

I think the reference was to the intersection being host to dentist and sex shop tenants. Maybe..
Nothing against the sex positive folks with clean teeth? After all, people visiting a dentist likely have better teeth than those who don't.

For a sex shop in an almost entirely abandoned building, it hasn't attracted a particularly seedy element as far as I've been able to tell. And... maybe a wine bar or something might loosen people up and get them to stroll next door and open their minds to new ideas...
We definitely don't need more beauty supply stores, nail shops, prepaid cellular, etc., but I hope that what does end up there is accessible to the neighbors. Last I checked we're the poorest census tract on the south side. I don't think we're ready to gentrify. But we can do better.

good eye. i actually missed the dentist/bad teeth reference. but still, to paint anyone that patronizes a sex shop as a lonely sex addict is lame.stlhistory wrote:I think the reference was to the intersection being host to dentist and sex shop tenants. Maybe..

few things that need to happen before you see any wine shops at the location....the gas station across the street needs to go or be redone...Make Grand one lane from Utah all the way down to Chippewa (amendment 7 does have money to do it from Utah to Gravois but i really want it all the way down to Chippewa) and also pay someone or have city streets out there daily cleaning up trash.

^ True that.... slow things down and clean things up.
While I hate, hate, hate Metro's "not really BRT" plans it wants to proceed with, I think it could work down the 70 line (with 1/4 -1/2 mile stops instead of every mile). I envision the Phillips station being turned into some form of mixed-use transit center with connections to Gravois BRT. The old National Grocery site and some others would have a lot more redevelopment potential as well. What the heck are we waiting for?

Agreed. They just shouldn't bother calling it BRT. Just call it an express bus or something.roger wyoming II wrote:^ True that.... slow things down and clean things up.

In any case, that sort of service could be great for Grand.
