Now that the shuttered auto dealership is being demo'd what is going up on this property?
New Gen QuikTrip I believe. Not 100 percent sure b/c it's been a while since I've heard anything but that was the deal they were working on. Relo of the store down the street. Don't know what they'll do with their existing store

^^ wow, that QT was only opened maybe 5-6 years ago? (or maybe time flies.) too bad it wasn't something a little less auto-oriented. and then over on Grand the Starbuck's site is cleared.... still disappointed they couldn't do something like what Subway did with building mixed-use; I wonder if that was a franchise owner who was behind that or whatnot.

you sure about that QT only being opened for 5-6 years? maybe it was renovated but i thought its been there for a while...I know i used it every Sunday on my drives back to Jeff City when i worked there and that was 2009

QT is the last I heard, so that should pretty well substantiate that. More wasteful land use in our City by gas stations. If I remember right, the existing QT resulted in the demolition of a couple occupied apartment buildings, so now we will have a vacant auto oriented gas station where people were living not that long ago. And we wonder why our population continues to drop.

^^ it is on the 2007 google streetview so its been there longer than i recall, but I believe matt is right that it was housing more recent than years and years ago. the subway on kingshighway has commercial office up top and the one in Soulard has residential.
I know there's a new Generation 3 QT going in at Kingshighway and McCree, but i'd be a little surprised if they were replacing the one across from Uncle Bill's, as they just upgraded it to the 2.5 model with the FreshKitchen.

I kind of hope they leave the other one standing and operational. Making a left to go south on Khighway from there is a b****. I'm assuming making a right out of the one at fyler will be just as annoying.

It's a HUGE lot for a QT. Like an insanely large lot for just a QT. What are they going to do with the rest??? I wouldn't hate seeing some green space.

$2.5M building permit application submitted for a gas station at 3296 S Kingshighway. A great complement to the gas station across the street. Ugh.

I do not know the business but at some point in time there was a feasibility discussion about this proposal Is there enough traffic and expected increase in traffic to support another gas station ?
I keep wondering with the transition to EVs at what point will investors and elected officials realize new gas stations are a bad investment. They're also a huge pain to redevelop because of the gas tanks.

And such redevelopment will be subsidized by tax payers. STL needs to adapt a fixed number medallion system for gas stations. It's simple, every existing gas station gets a medallion to operate. If somebody wants to build a new gas station, they need to buy the medallion off of another station. Perhaps even require environmental remediation of the old site before transfer can be completed.
If medallions go unsold for certain amount of time, (say three years) they disappear.

^Oh man - I also think whoever gets a medalion should help in funding/accelerating the free street trees across the city too.
