Has anyone heard rumors regarding a planned redevelopment of the Frontenac Hilton and the adjacent Le Chateau Village by Bucksbaum Properties?

The Frontenac Hilton is on their portfolio page but no details like most of their other projects.
Should I (and STL) be insulted or flattered by this development:

The goal is not to be perfect by the end. The goal is to be better today.
Not a fan. The building next to Wrigley Field is terrible. New City is also a weird car centric thing where it shouldn't be.
Yes. Been in the works for several years. My understanding is they’re preemptively working through changing zoning law with Frontenac to prep for the development.
No plans have been shared, but guessing it will be high end mixed use with retail, restaurants, hotels, and residential to compliment Frontenac Mall. Probably pull some key tenants away from the Galleria.
Like Chesterfield Mall, will take a long time to materialize.
It seems like plans may be further along than publicly known. A new Comp plan, which has been in the works for almost 2 years, had Plaza Frontenac, Le Chateau & the Hilton all under "Business District - BD" zoning, however, the Mayor recently emailed neighborhood trustees directly regarding a proposal to split the District into 2 zones, with different (and very specific) requirements for Zone 2 (covering Le Chateau and the Hilton); the email also announced a Special P&Z hearing for the change. The surprise and apparent urgency raised some eyebrows. At the special P&Z meeting it was mentioned the Mayor has met privately with Bucksbaum numerous times and there was insinuation she had been presented with a draft site plan, however, no details have been provided to anyone else within the city. When a property owner within the Zone 2 footprint asked for additional time to review the proposed changes, the Mayor pushed back stating there had been sufficient public input. Just strange this is now being pushed so urgently without any information or even rumors on specifics of what is being planned.

Would they be tearing down Plaza Frontenac, Le Chateau, or the Hilton for these plans?
There won't be any change to Plaza Frontenac, but there will be significant changes to Le Chateau & the Hilton; I believe both will be demolished. Le Chateau is beautiful and unique but was designed for a terribly outdated use, while the Hilton is wildly inefficient. The overall area is like 20 acres of land at one of the most prime locations in the market, so it will be interested to see what is planned to take advantage of it. Something similar to a Conrad-branded hotel on the Hilton site would probably do extremely well.

Le Chateau is such a neat little building, it would be a great piece of any mixed use development with some basic refurbishment. Although if they are going for a totally different ascetic I could see how it would stick out like a sore thumb.
I've always wondered how much longer that hotel was going to last.StlJrBill wrote: ↑Nov 14, 2024There won't be any change to Plaza Frontenac, but there will be significant changes to Le Chateau & the Hilton; I believe both will be demolished. The reviews are all over the map with either 5 star praise or 1 star hate that calls it dated.

While it has nothing to do with Bucksbaum, I wouldnt be so confident in no changes coming to Plaza Frontenac. At least one of the two anchors won’t be there long term and will open up a large redevelopment area.StlJrBill wrote: ↑Nov 14, 2024There won't be any change to Plaza Frontenac, but there will be significant changes to Le Chateau & the Hilton; I believe both will be demolished.
