I agree. I watched it happen in Chicago as the gentrification line moved west. Originally Ashland Ave, then Damen, Western and now well past California Avenue moving towards Pulaski. The Hodiamont (brickline) trail will be a key component to drive the northern gentrification movement in St. Louis.

A city commission on Wednesday recommended approving $6.2 million in assistance for a large development plan along Delmar Boulevard north of the Central West End.
Kevin Bryant of Kingsway Development has been working for years to acquire land, obtain financing and win buy-in from residents in the Fountain Park, Lewis Place and Central West End neighborhoods where he hopes to eventually construct $84 million worth of office, retail and residential space.

More like Stl Forever stuck in the past. It's just impossible for some to think some good things are happening. And most people these days do their commenting on here, FB, Twitter, Nextdoor, Reddit, Insta, so those few comments on the actual article seem amplified due to the absence of others.

speaking of Twitter, i'm enjoying the NextSTL Twitter feed--particularly a couple of the recent shares regarding traffic noise health risks and the DIY speed camera. there's a local retired computer science professor where i live that made a very similar DIY speed camera system that i've been planning to implement on our street, but the one you Tweet-shared might be easier to set up so i'm going to look into that one as well. thanks to sh*t planning, population growth, and suburban-style development, the level of noise and speeding on our once livable residential street has reached unbearable levels. in addition to the speed camera i'm in the process of building an Arduino traffic noise monitor in hopes that presenting the city with actual data might spur them to take some action, but i'm not terribly hopeful. i'm so f*cking sick of cars. we're on an apocalyptic trajectory. it needs to end. and, frankly, auto manufacturers need to be held responsible for the destruction they've promoted.

I also have no memory of this Brothel Boy...but I definitely remember HawkSTL and Whipple from NextSTL. Those two and others like them were part of the reason I simply stopped participating on that site.
If you make your arduino traffic counter/noise measurer work, you're welcome to write it up for a nextstl article.
Brothel Boy went by several handles and tested the broken windows theory while the website wasn't getting new content. He'd post something of a sexual nature like he'd been pleasured at said site once, or say that said building was once a brothel. Interesting hobby. I'd delete them as fast as I could. ^^ same, and pretty much the reason i dropped off social media altogether several years ago. i found myself wasting stupid amounts of time arguing with Hawk and people like him on NextSTL, FB, Twitter, etc. letting all that sh*t go has done wonders for my mental health. i stick around here because the community is comparatively civil and my pre-Tapatalk credentials transferred without me having to re-register. but if they ever require me to re-register i'll have to bid you all adieu, sadly. i just don't want to do it anymore.

Green Street issued a press release announcing that their Emerald Capital closed on financing for 4731 Delmar. $6M in New Markets Tax Credits. The retail will be a Jamba Juice, UPS Store, and The Original Hot Dog Factory. The 12,000 sf office space up stairs will be for Park Central and the Ethical Society of Police.
I assume this means UPS is relocating from Laclede?
The lineup sounds good for this development's success though I can't say I'm excited for more restaurant chains to enter the region.
