An Indianapolis-based developer is looking to turn a large chunk of property at Interstate 255 and Horseshoe Lake Road in Madison County into 2 million square feet of warehouse space or a combination of office and warehouse space,



Indianapolis-based Duke Realty Corp. has the 111-acre site under contract for an undisclosed amount.



The initial idea was to compete with two major regional distribution centers: Edwardsville, Gateway Commerce Center at Interstate 255 and Interstate 270, and Lakeview Commerce Center on Illinois State Road 111. But the company saw a lot of demand from small office users.



"The original plan was distribution space, but we have had people interested in everything from office space to service center to warehouse," said Matt Hrubes, a senior leasing representative for Duke who works in its Town and Country office.

I am guessing that this will probably be on the east side of 255, probably the northeast side of the 255/Horseshoe lake road intersection? Since Cooper controls the ground southwest of 255, if I were Duke, I wouldn't move too quickly with this property. Once the Soccer area is established, there will probably be a desire of business space in that location, as well as some commercial.



By the way, shouldn't this be in the Metro East forum? I thought the Outer Metro Suburbs was for those Missouri counties. On the east side, I thought it was Metro East and then Downstate Illinois. This would clearly be in the Metro area. Just trying to get these new forums figured out.

Warehouse space huh? I'm expecting something like the very outer portions of the Chi-O burbs (driving into the city on 55). Sound about right?

you mean in Joliet? Are warehouse spaces the same as distribution centers?

I was thinking this development would be different from the "distribution center" or "warehouses" that are north of Pontoon Beach and along I-55 north of Joliet (I got a hotel room amongst those behemoths this last summer).



I was thinking this would be more commercial oriented rather than distribution oriented. Given its location, it would be a good place for some basic commercial (gas stations, supermarket, fast food) as well as a business park.

All that space has allready been leased in the diagram above? And is that an official rendering of the proposed project? If so, how many jobs will these new warehouses create? Seems to be fairly significant.

I thought most, if not all, of those warehouses shown in the arial are already built and occupied.

No. Sorry, thats not this project.



That's a picture of Gateway Commerce Center, and most of that is already there, at 255/270 in Pontoon Beach/Edwardsville. I posted it because I thought this project sounded like another Gateway Commerce Center, but this one will have more office space.

Wow I'm dumb. Sorry I thought that was what was proposed here for the 111 acres. My fault. Basic idea though. Large white warehouses on the side of the highway. I hate to say it, but despite the fact that these are extremely bland, they deffinitely enhance the "coming up on a big city" vibe when driving into a metro area.

^If this is what I'm thinking about, which is "Eastport Plaza", then they've been there for a couple years. There's a host of different businesses down there, technology, flooring, etc. and an athletic training facility for baseball/softball.

I was thinking the same thing. I use to work in one building there and there was constant construction all around.
