Perhaps things have changed, idk. The reason we have this in the charter is because BJC wanted to buy/lease Hudlin Park and the pitch forks came out.

I'd like to reconfigure Lucier Park as envisioned in the SD plan, but the vote. There are a couple parks that are simply empty lots, but the city vote. I wish the bar would have been a super majority of the BoA or some such instead of the city-wide vote.

A developer would have to seek no local tax breaks, perhaps offer a sweetener of sorts, CBA or some such, and fund a campaign.

I would want to see the Brickline incorporated into a vibrant mixed-use parcel there, but I do agree with you that the development could very easily be shot down in a city-wide vote due to how opposition would likely word their propaganda.

I'll just have that lot on my wish list for a long time.

How can we get CBAs back on the Alderman agendas? (Probably its own topic thread...)

I was wondering the same thing about that green patch. That pedestrian bridge between the Grove and the Central West End makes that area seem pretty attractive to me.

I don't know if MODOT would allow anything there, but the land obviously seems spacious enough to hold something, and I think it would be successful.
I always thought that the pedestrian bridge would make way for a wider corridor incorporating a north - south modern low floor streetcar line running down Euclid through CWE/Barnes/Wash U, a new bridge where the pedestrian bridge is currently located and then hang a left at Chouteau through FPSE and could eventually tie into Iron HIll/SSM/SLU med campus
A streetcar you say? Of course we once had one along Euclid ( welp) - pic from Twitter today

Hi,
7 properties for 1 million comes to avg 142 K per property
I agree that the sale price impacts the cash flow post rehab but these are not extraordinary numbers
Don't forget that a developer can leverage historic tax credits as well.
There is a way.... if there is a will

I am intrigued though and will go by to see/photograph just how bad the crumbling foundations are.
One of the buildings (yellow) has surface bricks missing off its back wall ( most of these are three bricks deep) seems like the efforts of brick thieves
The worst building is on the end ( red) where parts of the back have fallen off. Note in the side view that all the other angles and roofline remain unaltered. These are not load bearing walls.
None of the visible foundations are crumbling. They are made of solid stone blocks ( white arrows)

I know the ‘too far gone to save’ narrative will be invoked by developers in days to come. Let’s keep the conversation honest.

^ they're extremely saveble. just a matter of developer initiative. i would actually be fine, though, with just preserving the facades and incorporating them into a larger structure. for yet another example from Washington:

I would love to see more of that in St. Louis.

I love this church project in Boston. I wish we could see something like this somewhere in the city, too.

We have enough vacant churches to pull it off somewhere.

Even though purist preservationists look down on 'Facadism', I've seen some really good examples.

Not Green Street according to someone I messaged there this evening.

Wouldn't be terribly surprised if WashU med has some plan or another for it.

The latter is working on the Arbor on Arco and I'd be surprised to see them take on something so big at the same time..but maybe

Same thought I was having. It’s more or less a straight shot up the road from their new lot down off of Taylor.

More parking would be an idiotic use of this land...especially considering the additional 1,800 spaces (connected to their hamster cages) WUSTL is building at its neuroscience building.  So I'm hoping you're both wrong.

given the neighbors' fight against Drury's abuse over the past 15 years, i strongly doubt Wash U is going to turn around and level it all for parking.

Could Wash U's privately held/for profit development arm be buying the property outright?  Seems like it fits their history of buying nearby properties and thought they were somehow involved in the mix or Drury broght them on as a partner at one point.   Don't they also have property/development work nearby & south of Manchester?

I would be surprised if WashU bought them. I'd figure there would be plenty of interest from developers and that WashU has its eye on other places that need bolstering.
