Hi all! Moving to STL and looking to move to the cwe. I have heard to stay south of Delmar but how far East is it safe? Looking at the 4300 block of Olive St specifically. Any help is GREATLY appreciated. Thanks!!
The perception of safety is higher pretty much up to vandeventer to the east. The thing though is, whenever you are out walking about, you have to be aware and careful. Most crime in the CWE is property crime but occasionally we hear of incidents and yes, they do happen south of Delmar.
Drive around and see how you feel about the area. I'm in the 4400s and LOVE it, urban problems and all.
And Olive continues to fill in.

The 4300 block of Olive is definitely at the edge of the neighborhood. The block south is all $million historic mansions. The block east is newer townhouses. The block west is a lot of historc renovations. The blocks to the north have not seen much gentrification.
That said, the 4300 block of Olive saw the worst of the demolitions, and so it feels much more remote than the other blocks. The south side of the block has seen a lot of redevelopment, but the north side of the block is a social service agency and its parking lot.

My wife and I are looking at CWE as well...along with Downtown. Made an offer in CWE on Taylor. Beautiful place, but we were outbid. I'm not going to artificially raise the price of a home because someone else wants it. CWE is very hot right now and prices are climbing.

Are you looking to buy or rent? I lived in the CWE for a handful of years and would not go any farther north than Olive. If looking at places closer to Lindell I would go as far as Boyle then south of Lindell all the way to SLU. This is just my perception though and not based on statistics. As you approach these edges you will run into a lot more empty lots, fewer restaurants and businesses, less foot traffic, and deteriorated houses. Not that any of those areas aren't safe to be in, I just wouldn't want to live there.
The CWE has been hot with development for a while now but it is going to continue skewing south towards FPSE, Botanical Heights and Shaw.

I live on the 4700 block of Washington/Olive and will say that this area is actually very, very quiet. The neighbors that have been here through the fall/rise of the area are very aware; meaning there are definitely people who are watching out their windows at most times of the day. This leads to cops being called very quickly whenever someone suspect is lingering. But in the year plus that I've lived here it doesn't happen often.
In fact there were a handful of car break ins earlier this spring and the cops beefed up their presence, which was already pretty high. Break ins stopped almost immediately. That being said cops are almost around. Between patrol cars and bike cops you can basically count on one to roll through every 15 minutes at least. But other than patrolling its not that noticeable. Almost always they're just making their presence known rather than actually stopping anyone. Haven't seen any sort of harassment really.
I'll put it this way. A couple months ago there was a group of 4 or 5 high school black guys clearly smoking weed in a car by the pocket park. They were playing music. Hanging out outside of their car, messing around on their phones. Clearly not harming anyone, just nowhere to go. They did this for about 1.5/2 hours before the cops came. Finally they ended up in handcuffs on the sidewalk. Felt bad for them but boy how can you be so stupid?!

No. I think that people gave them the benefit of the doubt for like an hour or so before they called the cops. It was a real nice thursday or friday evening and they were near the pocket park. I said this to show that people aren't pyscho paranoid but they are aware and will call the cops.
