Tower Grove Neighborhoods CDC is planning a, $10 Million+, 50 unit senior apartment building that will replace the Midwest Bank Centre near Gravois and Delor. The project, whose name is Crossroads Senior Living, is still going through the necessary funding boards. If all goes well, they could start next year and wrap up 12 months later. 

The project will also include a new bank (3150SF) and another commercial space (600SF). It's the first project fo follow the Bevo Great Streets plan in terms of design. Rosemann and Associates is the architect and Lutheran Senior Services will be the operator. The apartments will be independent living. 

The back parking lot will be designed to include a parcel for future development, which could end up being townhomes or another apartment building. The goal of the project is to try to kick off more development in the Bevo neighborhood as well as provide older residents a place to live if they wish to remain in the neighborhood but not in their houses.

Could use some retail on that other corner. I wonder if those two corner ground floor units will be designed for future retail conversion. Can't really complain though this will be huge for Bevo. Really interested in seeing those white model buildings come to fruition :)

Great news; the Bevo area could use a boost. Great massing for the site. Also, Lutheran Senior Services is a top-notch operator; my folks live in one of their communities.

The Midwest Bank building, of course, is currently pretty hideous. I wonder, though, what remains under the horrible "modern" skin?

They have been looking at this site for a while. This was literally the last thing I worked on with Rosemann back in March of '17. I fixed a typo, reprinted the PDF, turned off my computer and said my goodbyes.

Midwest BankCentre has donated all of the land to Tower Grove Neighborhoods Community Development Corp for their senior living project.
“By giving us a full city block, the bank removed substantial land costs from our plan,” Sean Spencer, executive director of the Tower Grove Neighborhoods, said in a statement. “Lowering our costs made our proposal more competitive for the limited funding assistance available for such projects.”

The developer is applying for low income housing tax credits and other assistance from the Missouri Housing Development Commission to finance $7.2 million of the project. The land donation is worth $1.6 million, the bank said.

They still need to get a LIHTC allocation from MHDC for this to work. That's hopefully a little easier now that State LIHTC is back on the table again. They do already have a conditional commitment from CDA for HOME funds to cover the remaining gap.

The land donation was always part of the financing package since I 1st looked at it back in early 2018. Midwest BankCentre must have wanted it off their books now, and it makes the proposal more attractive for this round to have the land for sure donated. Midwest BankCentre was also the equity investor for the tax credits in previous proposals. I would assume that remains the case.

Crossroads finally scored a LIHTC award yesterday in the 2022 round. I first looked at this project in 2017, so their persistence paid off.

@TowerGroveCDC Crossroads Senior Living has closed financing and will start construction shortly! This 21M 64-unit senior housing project in @thebevostlouis is in partnership with Lutheran Senior Services.

This project is well underway. 

I think it's going to really change the feel of that Gravois/Morgan Ford intersection.
