No retail at Gravois and Delor is a head scratcher in a location like this

Is the senior living facility near Bevo Mill still going to happen?

Crossroads finally scored a LIHTC award yesterday in the 2022 round. I first looked at this project in 2017, so their persistence paid off.

IMO the lack of any retail space on that prominent corner is inexcusable, but I guess beggars can't be choosers

This project is well underway.

I think it's going to really change the feel of that Gravois/Morgan Ford intersection.

Per the Post-Dispatch, this project is opening on Friday.
A new $22 million senior housing development in south St. Louis is slated to open Friday with about 70% of its apartments already leased, underscoring the city’s growing demand for affordable housing.

EverTrue Crossroads at Bevo Mill, at Gravois Avenue and Morganford Road — within steps of the iconic neighborhood windmill — has 64 apartments available for rent to those 62 or older making less than $39,000 a year. Seven apartments will have market-rate rents. At least 70% of the apartments have been pre-leased, St. Louis-based operator EverTrue said in a release.

About 18% of those 65 years and older in St. Louis live below the poverty line, said Nikki Jennings, EverTrue's corporate director of affordable housing. The wait list for affordable apartments offered by the company — which operates nearly two dozen market-rate and affordable facilities around the region — is about two to three years long.

Great project.  Love that it has essentially no setback but it is ugly.  It would not have taken much to use better materials and have two colors at most.

"It would not have taken much to use better materials" Thats a great line that can be  repeated numerous times for all of these look-a-like projects here and all over the country!

Nice street front massing.  The weeds and clouds kind of kill any of the vibrancy but I bet looks a lot nicer on a sunny day.

I was depressed when I first saw the project rendering--thought the design was very lackluster. I'm not sure if I'm in the bargaining phase or what, but the final product looks decent or even good to me in comparison to the renderings. It has great massing and presence at that complicated intersection. Not award-winning, to be sure, but nice, imho.
