Throw in a Foundry Hotel tower proposal landing along Vande between their residential tower and trestle.
Can't see it happening in the near future but an Ikea adjacent proposal that provides parking/parking structure for Ikea as well as meet needs of tower is certainly doable for Ikea's surface parking lot. Ikea certainly has a lot of sites incorporating structured parking in more dense settings. Of course, don't clue what Ikea would demand in return, maybe first born for the next five generations. Also, In time Foundry will be able to pursue something for its current parking structure along FPP as they can demo and instantly have another developable footprint.
So in my mind can think of four highly developable spots over the long term within short distance of this intersection.

I have a vision that Ikea sells land to the developer but gets to guide the ascetic. I am picturing a big, modernist, blue and yellow apartment building. Something that perfectly fits into the brand image.
If it's student housing perhaps offer a furnishing option where students can choose what furniture they want at Ikea and keep the furniture after moving out.

Thanks for posting those. I count seven different cladding materials on the FPP elevation. The south elevation actually looks more cohesive than the north because it's using less material variation. Not sure what they were thinking with the two-tone staggered metal siding.
Excited for this one to be complete. Great that students will have direct access to the Foundry and that we'll see some life on the ground-floor, unlike the Standard across the street.

I think having a few fire stations here and there thrown in between the mid rises and high rises says better than anything else that you are getting to a dense, urban, walkable environment. Of course, Ideally if you could move it over a bit & squeezing it between the mid rise and Foundry tower would be better.flipz wrote: ↑Feb 20, 2024Great, now they'll have to build a six story fire station to match it.
